WEEKLY RATE – Rates Match Lowest Rates Ever, Then Move Up a Bit

Brexit caused the stock market to go way down and interest rates to improve dramatically with investors selling stocks and seeking the safety of bonds.

As is often the case, the market over reacted and the stock market eventually rebounded.  Just today the DOW hit it’s highest closing ever. 

Rates matched the lowest rates I’ve ever seen on Tuesday of last week, but after that, they have moved up some.  Rates are still great but not quite at the lowest levels ever.

The Mortgage Backed Security (MBS) market closed last week trading up + 39 bps but this week is trading down -31 bps.

I still recommend locking as I think rates could continue to slowly move up.

Interest rates had another good week with the Mortgage Backed Security (MBS) market closing the week trading up + 34 bps.

Interest rates are right at or near 3 year lows.  May 2013 is when rates spiked drastically after news that the FED would slow their asset purchasing which was artificially keeping rates low.

Right now rates are great, but there is a lot of uncertainty in the market that will eventually cause a movement.  A weakening dollar, fluctuation in oil prices, uncertainty in regards to the FED changing the Federal Funds rate, concern regarding the global economy.

I still believe in locking right now and taking advantage of the 3 year lows.

Interest rates moved slightly lower last week with the Mortgage Backed Security (MBS) market trading up 3 of the 5 days and closing up +41 bps.

The FED didn’t raise rates on Wednesday and most don’t expect them to until Fall.  Overall rates are slightly better, but still in the same small range they’ve been in since February.

Friday is the US Non Farm Payroll report which is the biggest indicator of where rates will head in May.

The market was very steady with the Mortgage Backed Security (MBS) market closing the week even.

Right now we are in an area were there seems to be market resistance for rates to move lower – which means the risk of floating will typically outweigh the rewards.

Interest rate pricing has been mostly sideways over the past 2 weeks with rates fluctuating slightly up and then slightly back down.  

Not a ton of movement when they do go up or down and then usually a correction the next day.

30 Year Fixed rate options have stayed in the 3.75% – 3.875% range over the past few weeks.

Volatility is likely to increase moving forward this week with the FED Chief speaking on Tuesday March 29th, and the US Non Farm Payroll report coming out on Friday.

Interest rate pricing moderately improved last week bolstered by comments from the FED.

The Mortgage Backed Security (MBS) market closed last week up + 59 bps.  This has kept interest rate pricing in the 3.75%-3.875% range. 

The FED stated last week that they anticipated the Federal Funds rate to move to about .8% by the end of 2016 versus an initial projection of 1.4%.

Even with the improvement, rate pricing hasn’t been able to go back to 3.625% without significant costs.  I don’t see much reward in floating a rate.

The stock and oil markets have shown a ton of volatility over the past 2 weeks, but rates have remained relatively stable – improving slightly over that period of time.

Last week the Mortgage Backed Security (MBS) market finished trading slightly down -4 bps.  So far this week, the MBS market has made some nice gains trading up +34 bps through Wednesday.

The FED statement came out on Wednesday and they will not raise the Federal Funds rates right now.  They site positive labor growth, but economic growth has slowed.  The FED anticipated they would raise the funds rate 4 times in 2016, but that no longer seems realistic with the unrest in the markets.  Most experts don’t believe the FED will raise the Funds rate at their March meeting either. 

With the stock and oil markets showing some signs of improvement, now is a good time to lock.  Rates are sitting at or near 7 month lows and I don’t see a ton of improvement from where they are now.

Interest rates have continued their recent improvement with investors flocking to safe investments like treasuries and mortgage backed securities due a falling stock market and falling oil prices.

On Friday, The US Non Farm Payroll report was released and blew away all estimates with 292,000 jobs created with prior projections expecting 200,000 jobs created.

The Mortgage Backed Security (MBS) market closed last week up + 65 bps last week and is trading up + 29 bps this week.  This improvement has pushed rates to their lowest levels in over 2 months.

As is normal with interest rates, once rate pricing moves one way for an extended period of time, we will see a correction back. Rates hit 5 month lows on Friday October 2nd, but since then have steadily moved a little higher almost every day. The Mortgage Backed Security market closed 4 of the 5 days last week down, closing the week trading down – 34 bps.

Interest rate pricing is still very good, but is about .5 pts higher in pricing at the same rate then the prior week.

Not a ton of new data out this week so I expect interest rates to remain relatively stable barring an unforeseen event.

TRID mortgage regulations are now in place. Gone are the GFE and the HUD and now we have the Loan Estimate and Closing Disclosure. The new documents are meant to make it easier for a borrower to understand their loan. Borrowers now also have a 3 day period to review loan documents before they are legally allowed to sign.

Interest rates improved again last week pushing interest rate pricing to their lowest levels in over 2 months. The Mortgage Backed Security (MBS) market finished the week trading up + 47 bps.

30 year fixed rates are now available at 3.875% paying .89 points (4.05% APR), and 4.125% paying 0 points (4.15% APR). 15 year fixed rates are now available at 3.125% paying .69 points (3.26% APR), and 3.375% paying 0 points (3.38% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

A report showing week wage growth helped interest rates improve last week. Week wage growth could cause the FED to delay raising the Federal Funds rate as well. This is Non Farm Payroll report week. On Friday – Job creation for July will be released. This is the most significant interest rate moving report so I would advise to lock before Friday if you risk averse.
