After some improvement in mortgage rates after the FED announcement, rates have begun to trend up.

The Mortgage Backed Security (MBS) market closed last week down – 24 bps and is trading down -18 bps this week.

Currently interest rate pricing is close to the highest levels since July of 2015 and most analysts believe mortgage interest rates will rise in 2016.

Interest rates had a great week last week pushing interest rates to their lowest levels in 3 months. The Mortgage Backed Security (MBS) market closed + 73 bps and closed higher every day except Tuesday.

30 year fixed rates are now available at 3.75% paying .93 points (3.93% APR), and 3.99% paying 0 points (4.04% APR). 15 year fixed rates are now available at 2.99% paying 1 point (3.19% APR), and 3.25% paying 0 points (3.29% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The Stock market dropped a ton at the end of the week which typically pushes investments into treasuries and mortgage backed securities – helping to push interest rate pricing lower. The FED minutes from their last meeting was also released and the Federal Open Market Committee is split on if to raise the Federal Fund rates right now or later. They are ready to raise it, but some members would like a bit more stability in job growth before doing so.

Expect high volatility in rate pricing this week with the large fluctuations in the stock market.

Interest rates improved last week after making a big jump up on Monday. The Mortgage Backed Security Market(MBS) traded up every day after Monday and concluded the week trading up + 22 bps.

30 year fixed rates are now available at 4.125% paying .17 points (4.16% APR), and 4.25% paying 0 points (4.28% APR). 15 year fixed rates are now available at 3.25% paying .59 points (3.36% APR), and 3.375% paying 0 points (3.39% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The name of the game is still Greece. Greece secured a bridge loan, paid their creditors and reopened their banks. At the same time, there is market skepticism that a long term solution will go through and get Germany’s blessing. So the progress yet skepticism is pulling the market both ways and is essentially cancelling each other out.

More and more comments by the FED lead the market to believe that the Federal Funds rate will be raised this Fall. Right now I see no benefit in floating and would recommend locking.

Rates had a positive last week with the Mortgage Backed Security (MBS) trading up + 55 bps. Monday, the market took much of the gains back with the MBS market closing down – 33 bps.

This week there is a lot of market data to chew on plus May’s Non Farm Payroll job report on Friday. Most experts I pay attention to are neutral on whether to lock or float.

That being said, the large swings are evening each other out so the market is not moving that much when looking at it over a longer period of time. It has been a hectic few weeks for interest rate pricing. Last week – the Mortgage Backed Security (MBS) market traded down for the first 3 days – pushing rates higher in 7 of the previous 8 days. On Thursday and Friday with the disappointing US employment report – interest rates gained some momentum lower with the MBS market closing positive both days and ending the week trading up + 9 bps.

Friday was the worse day for interest rates I’ve seen in a long time. The MBS market closed -87 bps pushing rates to their highest levels of 2015.

Investors are taking money out of the bond and MBS market and repositioning it with the recent turn around in the European bond market. I’m strongly suggesting to lock as this point – as it’s just too risky to float.

Interest rates had a nice day on Friday after moving up the majority of the week before that. The Mortgage Backed Security (MBS) closed up + 35 bps on Friday, but still closed the week down -5 bps.

30 year fixed rates are now available at 3.625% paying .66 points (3.75% APR), and 3.75% paying 0 points (3.78% APR). 15 year fixed rates are now available at 2.875% paying .79 points (3.03% APR), and 3.125% paying 0 points (3.13% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

This week, the big news is the policy statement on Wednesday from the FED. The Federal Open Market Committee (FOMC) will meet Tuesday and Wednesday and then issue a statement on Wednesday. The statement should give a better outlook on the FED’s long term plans with the Federal Fund rate. This has the capability of being a big interest rate mover.

Interest rates had a great week last week with the Mortgage Backed Security (MBS) market closing the week trading up + 79 bps. The market also closed up on Monday March 16th +19 bps. This was welcome news for interest rates after their rapid rise following the February employment report.

30 year fixed rates are now available at 3.75% paying .71 points (3.89% APR), and 3.99% paying 0 points (4.01% APR). 15 year fixed rates are now available at 2.99% paying .77 points (3.14% APR), and 3.25% paying 0 points (3.27% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The big news this week is the FOMC meetings and statement on Wednesday. Investors are expecting more clarity on the FED’s long term plan with the Federal Funds rate. Although not directly tied to mortgage interest rates – the FED’s long term outlook on whether to raise the Federal Funds rate will have an impact on Mortgage Backed Securities and mortgage interest rate pricing. If you don’t like volatility – I would lock before Wednesday.
