WEEKLY RATE – Rates Hit Historic Lows with the UK leaving the European Union

June 2016

The news of the UK leaving the European Union sent the stock market way down and bonds and mortgage backed securities way up – resulting in Interest Rates hitting historic lows in line with the lowest mortgage rates ever.

Now is a great opportunity to lock in and take advantage of these historically low rates.

WEEKLY RATE – Rates Holding At 3 Year Lows

WEEKLY RATE – Rates Holding At 3 Year Lows

May 2016

Interest rates had another good week with the Mortgage Backed Security (MBS) market closing the week trading up + 34 bps.

Interest rates are right at or near 3 year lows.  May 2013 is when rates spiked drastically after news that the FED would slow their asset purchasing which was artificially keeping rates low.

Right now rates are great, but there is a lot of uncertainty in the market that will eventually cause a movement.  A weakening dollar, fluctuation in oil prices, uncertainty in regards to the FED changing the Federal Funds rate, concern regarding the global economy.

I still believe in locking right now and taking advantage of the 3 year lows.

WEEKLY RATE – Interest Rates Trending Up Going into 2016

December 2015

After some improvement in mortgage rates after the FED announcement, rates have begun to trend up.

The Mortgage Backed Security (MBS) market closed last week down – 24 bps and is trading down -18 bps this week.

Currently interest rate pricing is close to the highest levels since July of 2015 and most analysts believe mortgage interest rates will rise in 2016.

WEEKLY RATE – Fed Likely Increasing Federal Funds Rate on Wednesday

December 2015

Last week, interest rates improved 4 of the 5 days with the Mortgage Backed Security (MBS) market closing the week up + 49 bps. Unfortunately, the market lost all steam on Monday with the MBS market closing down -48 bps.
Everything now comes down to the FED’s policy announcement on Wednesday at 2 pm Eastern.

Most market analysts predict this is when the FED will finally raise the Federal Funds Rate after a year of talking about it.

I’m recommending to lock before Wednesday to avoid the uncertainty that comes with the Fed statement.

WEEKLY RATE – Mortgage Rates Make Modest Improvement

November 2015

Interest rates have been moving higher for close to a month straight. Finally, we received some modest improvement at the end of last week and so far this week. Interest rates have not moved higher for 4 days straight which is a step in the right direction.

The Mortgage Backed Security (MBS) market closed down – 12 bps last week even with the improvement at the end of the week.
We could continue to see small improvements in interest rate pricing as the market is correcting some of the sell off in previous weeks. That being said, the long term trend will likely continue to be for a rise in interest rates.

Rates Improve to Lowest Levels in 5 Months

October 2015

Interest rates had a great week last week with the Mortgage Backed Security (MBS) market closing up every single day and closing the week up + 81 bps. With the improvement, interest rates are at their lowest levels in 5 months.

The week was highlighted by the September Non Farm Payroll report which came in well below expectations. Market analysts predicted job creation of 203k, but numbers were much lower at 142k. Job numbers were also adjusted down in July and August. Great news for interest rates, not great news for the economy.

On Monday, the TRID regulations finally go into effect which will affect the mortgage process with all lenders in the country. The main change is that the GFE and HUD settlement statement will be replaced by a different form highlighting rate, payment and costs. The new regulations also give a borrower 3 days to review the closing docs before signing. This will make the loan process a bit longer, but overall I feel the changes are good for the industry.

Interest Rates Continue Steady Improvement

Interest Rates Continue Steady Improvement

July / August 2015

Interest Rates continued their steady improvement last week with the stock market trading way down and investors putting their money in the safety of the bond market. The Mortgage Backed Security Market(MBS) traded up every day after Monday and concluded the week trading up + 35 bps last week.

30 year fixed rates are now available at 3.99% paying .63 points (4.11% APR), and 4.125% paying 0 points (4.15% APR). 15 year fixed rates are now available at 3.125% paying .86 points (3.29% APR), and 3.375% paying 0 points (3.39% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The FED is meeting this week and will release a statement on Wednesday. Most don’t expect the FED to increase the Federal Funds rate with this announcement. Next week brings the July Non Farms payroll report. If the stock market continues to falter we should see rates continue to steadily improve.

Interest Rates Continue Steady Improvement

Increased Volatility for Interest Rates

Increased Volatility for Interest Rates

It has been a hectic few weeks for interest rate pricing. Last week – the Mortgage Backed Security (MBS) market traded down for the first 3 days – pushing rates higher in 7 of the previous 8 days. On Thursday and Friday with the disappointing US employment report – interest rates gained some momentum lower with the MBS market closing positive both days and ending the week trading up + 9 bps.

Friday was the worse day for interest rates I’ve seen in a long time. The MBS market closed -87 bps pushing rates to their highest levels of 2015.

Investors are taking money out of the bond and MBS market and repositioning it with the recent turn around in the European bond market. I’m strongly suggesting to lock as this point – as it’s just too risky to float.

30 year fixed rates are now available at 3.875% paying .87 points (4.04% APR), and 3.99% paying 0 points (4.05% APR). 15 year fixed rates are now available at 3.125% paying .55 points (3.23% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

Interest Rates Move up .125%

Interest rates had their toughest week in some time last week. The Mortgage Backed Security (MBS) market closed down – 104 bps, pushing rate pricing to their highest levels in over a month. Luckily a huge swing is only .125% higher on the rate.

Most economic reports have been coming in lighter than expectations – highlighted by the low GDP numbers last week. The FED also announced no imminent change to the Federal Funds rate. Usually these two things would help rates – but rates have been hampered by a weakening US dollar and an increase in economic production in Europe.

30 year fixed rates are now available at 3.75% paying .47 points (3.84% APR), and 3.875% paying 0 points (3.9% APR). 15 year fixed rates are now available at 2.99% paying .57 points (3.1% APR), and 3.125% paying 0 points (3.13% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

There is a chance for rates to pull back down this week. The big event is Friday’s US Non Farm Payroll report for April.
