MY FAMILY:

We’re really trying to enjoy the weather before it gets scorching here in Arizona.

I’m lucky that I live a mile from my office so I’ve been skateboarding to work when I don’t need my car for meetings.

My wife got to enjoy 2 weekend girlfriend trips this month to Dallas and Austin – She’s so lucky J

While I also made a quick trip to Salt Lake City for a Manager’s meeting and the last snow board ride of the year.

We also got to enjoy a Gatbsy party for a family member’s birthday.

It was fun getting dressed up 20’s style and my wife looked smoking hot!!

We decided to throw a Country themed week at our branch in April.

 

 

 

 

 

 

 

The goal was to listen to Country music all day and have some fun with some songs, our dress,   dances, and skits.

TODAY’S INTEREST RATES:

Mortgage rates slowly climbed higher in April after staying relatively stable during the end of February and through out March.

This broader trend is likely to continue which makes waiting to buy or finance a home very costly.

In the Phoenix market – we are seeing a combination of higher interest rates and home appreciation due to low inventory and high demand.

This is a double hit against people entering the home buying market as their payment is going up in 2 ways.

The chart below is a good indication of why we are urging buyers to not wait if they really plan on buying.

**The rates are a bit old but this does give a good illustration of the cost of waiting**

WEEKLY RATE – Interest Rates Remain at 2017 Lows

Interest rates remain at 2017 lows and at their lowest levels since November of 2016.

The 2 speeches from major financial leaders Janet Yellen and Mario Draghi didn’t touch on any significant change in monetary policy for the FED or the European Central Bank.

Last week, the Mortgage Backed Security (MBS) market closed the week up + 13 bps and also closed Monday up + 6 bps. This is pushing 30 year fixed conventional rates to 3.875% with less than a point. Another great value is a 20 year fixed conventional loan if you are interested in lowering your term some. I can now offer a 3.625% with less than a point, and 3.875% with 0 points.

The United States Non Farm payroll report is released the first Friday of every month. August 2017’s edition will be released on Friday and this report typically affect mortgage interest rates more than any other data for the month.

Interest rates trended down last week, ending at the lowest levels we’ve seen in 2017 and since November of 2016. 15, 20 and 30 Year Fixed rates are entrenched well in the 3%’s.

Now is a great time to reevaluate your mortgage to see if you can save money through a refinance. We can put together refinance options quickly on the phone or by having you answer a few simple questions on our website.

There is not a ton of interest rate news this week until Friday, when the heavy weights of the economy meet in Jackson Hole.

PRODUCT SPOTLIGHT – Down Payment Assistance Programs

 

 

 

 

Down payment assistance non repayable grants are available in many states and counties. We specialize in the Arizona Down Payment assistance programs Home Plus and Home in 5, but we also offer down payment assistance programs in other states when they are available.

The main tenets of down payment assistance are when a borrower qualifies with credit and income but does not have (or does not want to use) money for a down payment. Most programs are non repayable grants where your regular 3 to 3.5% down payment requirement are paid for through the grant.

To qualify, you typically have to have a credit score in the mid 600’s or above and we have to get your debt to income ratio to 45% or below.

Interest rates continue to ebb and flow, but remain remarkably consistent when looking at rate pricing over a week or longer period.

30 Year Fixed rates are still sticking in the high 3%’s with less than a point and 4.125% at 0 points.

The Mortgage Backed Security (MBS) market closed last week up + 30 bps, and is trading down – 20 bps so far this week. Some ups and downs, but very consistent and stable

I expect rates to continue in this fashion until at least the next FED meeting.

PRODUCT SPOTLIGHT – Early Access Product

We have a great product that allows home owner’s to refinance or purchase without waiting the long periods required by Conventional, FHA, and VA.

We see it every day where consumers want to buy above the FHA loan limit, but had a foreclosure within the past 7 years. Conventional loans require a full 7 years out of foreclosure before qualifying for a Fannie Mae/Freddie Mac mortgage.

Interest rates have continued to slowly improve last week and this week.

The Mortgage Backed Security (MBS) market closed last week up + 11 bps and closed this week up + 31 bps. Investors are seeking the safety of the bond market with the geopolitical turmoil in Syria, Russia and North Korea. That being said, I see this as a temporary improvement and not a long term rate movement.

WEEKLY RATE – Interest Rates Drop to 1 Month Lows, Then Come Back to Earth

Interest rates continued their hot streak last week and early this week.    

Investors seemed to be moving to the safety of bonds with concern over whether President Trump would be able to implement his regulation slashing business policies after the failed health care repeal and replace. The stock market has been way up since Donald Trump’s election, but that rally has stalled and reversed in the past week.

The Mortgage Backed Security (MBS) market closed last week trading up + 41 bps and closed Monday of this week trading up + 26 bps, helping to push interest rates to their lowest levels in over a month.   Then the stock market rebounded on Tuesday and the MBS market tanked, ending trading down – 38 bps. 

Overall, rate pricing is still pretty good to where it has been much of March.  Expect daily volatility to continue but long term rate pricing to remain relatively stable.

Everyone in the market expected the FED to raise interest rates on March 15th.  So when that happened, the market had already cooked the movement in.  What made interest rates improve at their fastest rate in 2017 was the FED Future rate increase outlook which did not increase.

This caused the Mortgage Backed Security (MBS) market to end March 15th up a whopping + 73 bps.  That improvement has continued and the MBS market is up + 121 bps since March 15th, pushing rates to their lowest levels in over 3 weeks.

More political uncertainty in the news is also causing some investors to flee to the safety of bonds, helping mortgage interest rates.

WEEKLY RATE – Interest Rates Go Down Amid Choppy Week

Rates were very choppy last week.

Interest rates saw some great improvement on Monday.  Then they went up a lot on Tuesday and Wednesday.  Then back down slowly Thursday through Tuesday of this week.

As the dust cleared, rate pricing improved slightly with volatility likely to continue. 

There are a couple of events to round out the week that could have a big impact on rates.  The FED will make an interest rate decision on Wednesday.  Most market watchers don’t expect the FED to raise the Federal Funds Rate at this meeting.  

On Friday, the US Non Farm Payroll and Unemployment percentage numbers will be released along with possible revisions to earlier estimates.  This is usually one of the most significant reports in shaping rate pricing for the coming month.

Interest rate pricing improved slightly last week and so far this week.  Overall, pricing is about .25 point lower on costs at each rate.

The Mortgage Backed Security Market (MBS) traded much higher on Thursday (+53 bps), but the market took a hit on Friday when the December US Non Farm Payroll report was released.  Although job creation didn’t meet expectations (this typically helps rates), the November job creation numbers were revised higher and the MBS market traded down -27 bps.

On the week, the MBS market closed up + 12 bps and closed this Monday up + 6 bps.  (good for rates)

So we did see some modest rate pricing improvement.  Long Term outlook is still that rates will slowly move higher.

Finally, mortgages got some good news with interest rates improving some in the week before New Year’s. 

The Mortgage Backed Security (MBS) market improved 3 of the 4 days and ended the week trading up + 91 bps.  Unfortunately, this is probably a short term improvement as traders strategically parked their investments in safer bonds with the lack of trading in the last week before New Year’s. 

Lock them in as I expect rates to continue to rise in 2017.
