Rates Trend Lower before FED Announcement on Wednesday

Interest rates had a great week last week with the Mortgage Backed Security (MBS) market closing the week trading up + 79 bps. The market also closed up on Monday March 16th +19 bps. This was welcome news for interest rates after their rapid rise following the February employment report.

30 year fixed rates are now available at 3.75% paying .71 points (3.89% APR), and 3.99% paying 0 points (4.01% APR). 15 year fixed rates are now available at 2.99% paying .77 points (3.14% APR), and 3.25% paying 0 points (3.27% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The big news this week is the FOMC meetings and statement on Wednesday. Investors are expecting more clarity on the FED’s long term plan with the Federal Funds rate. Although not directly tied to mortgage interest rates – the FED’s long term outlook on whether to raise the Federal Funds rate will have an impact on Mortgage Backed Securities and mortgage interest rate pricing. If you don’t like volatility – I would lock before Wednesday.

Interest rates improved last week with the Mortgage Backed Security market trading up + 69 bps. This week, the MBS market has erased most of the gains from last week – currently trading down – 57 bps on the week. Rates have been volatile on most days in the current rate market environment.

30 year fixed rates are now available at 3.75% paying .34 points (3.81% APR), and 3.875% paying 0 points (3.9% APR). 15 year fixed rates are now available at 2.99% paying .55 points (3.1% APR), and 3.125% paying 0 points (3.16% APR).

The big news this week will be the February employment report. Most analysts I watch are bearish about the interest rate market and warn that rates could go up quickly if job creation beats estimates on Friday. I would recommend locking before Friday to be safe.

RATES MOVE SLIGHTLY HIGHER AGAIN ; FED CHIEF TESTIFYING THIS WEEK

Rates move slightly higher again ; FED Chief testifying this week

Interest rates moved slightly higher last week for the 3rd week in a row. The Mortgage Backed Security Market (MBS) closed down – 40 bps for the week, but we have seen some improvement on Monday with the MBS market trading up + 17 bps.

30 year fixed rates are now available at 3.75% paying .5 points (3.875% APR), and 3.875% paying 0 points (3.9% APR). 15 year fixed rates are now available at 2.99% paying .68 points (3.126% APR), and 3.125% paying 0 points (3.2% APR).

This week – most investors continue to watch Europe closely and the situation between the EU and Greece. Greece already failed to make their 1st commitment in their bailout extension on Monday.

In domestic news – The FED Chief Janet Yellen will testify before Congress on Tuesday and Wednesday. This testimony has been known to move interest rates.

I’m still in a lock now recommendation. I don’t think the risk is worth the reward to float.
