WEEKLY RATE – RATES REMAIN ON HIGH END OF NARROW RANGE

WEEKLY RATE – Rates Remain on High End of Narrow Range

Interest rates are starting to stick at the high end of the range they have been in for 4 months.

Rates right now are at their highest levels since June, but the rates are only about .125% higher than they have been.

Expect rates to continue to stay in the same narrow range until December when the FED has their next policy meeting to decide on Federal Funds Rate and also the European Central Bank is scheduled to decide on the future of their bond buying program.

I don’t expect the Presidential election to affect rates that much.

Most traders are in a wait and see mode until December.  I don’t see rates fluctuating to much until then.  That being said, I do think rates will go up in December.

WEEKLY RATE – Rates Remain in Same Narrow Range After August Jobs Report

Interest rates continue to remain steady – falling in the same range for almost 2 months now.

The Jobs Report on Friday came out slightly weaker than expected, but a major economic report on Tuesday came in way below expectations helping the mortgage backed security market on Tuesday.

The MBS market closed up +13 bps last week, and up +41 bps on Tuesday.

Rates still floating just above historic lows.

WEEKLY RATE – Rates Remain in Same Narrow Range After Jobs Report

Weekly Rate – Rates Remain Steady

WEEKLY RATE – Rates Remain Steady

Interest rates remained steady in a narrow range for another week as they have done for over a month.

There have been small movements but nothing earth shattering that has effected rates substantially.

The MBS market closed last week trading down – 20 bps.  So far, this week the MBS market is trading up + 19 bps.

Later this week FED Chief Janet Yellen is speaking.  That could cause some market movement but I don’t expect anything major until the US Non Farm Payroll report in the first week of September.

Rates are still very attractive , slightly higher than lowest rate pricing in history.

Interest Rates Remain Steady

Weekly Rate – Rates Slowly Rising as the Stock Market Rebounds

WEEKLY RATE – Rates Slowly Rising as the Stock Market Rebounds

March 2016

Interest rate pricing has been slowly rising.

The stock market had one of it’s worst starts to a year ever in 2016.  This pushes investors into safer bonds and mortgage backed securities which improves interest rate pricing.

This pushed rates to about 3 year lows in mid February.

Since then, the stock market has slowly started to improve and interest rate pricing is rising as a result.

Interest rate pricing is still just above 3 year lows and now is still a good time to lock.  With that being said, rate pricing is definitely trending up at the moment.

WEEKLY RATE – Fed Increases Federal Funds Rate, Mortgage Rates Improve

WEEKLY RATE – Fed Increases Federal Funds Rate, Mortgage Rates Improve

December 2015

The FED finally did it. After years of talking about it the FED raised the Federal Funds rate to .5% on Wednesday. In the days leading up to the announcement , mortgage interest rate pricing spiked in anticipation of them raising the rate. Then once the announcement happened, interest rate pricing improved the end of the day on Wednesday up through today – Monday December 21st.

Overall, the Mortgage Backed Security (MBS) market ended the week closing down -29 bps but rallied up + 40 bps on Thursday and Friday.

The FED declared that their goal is to raise the Federal Funds rate to 1.4% by the end of 2016.

It’s getting to be Christmas time when a lot of traders go on vacation. When there are less traders, the market can be very volatile as a larger pool of traders typically balances out the market more.

WEEKLY RATE – Fed Increases Federal Funds Rate, Mortgage Rates Improve

WEEKLY RATE – Fed Likely Increasing Federal Funds Rate on Wednesday

WEEKLY RATE – Fed Likely Increasing Federal Funds Rate on Wednesday

December 2015

Last week, interest rates improved 4 of the 5 days with the Mortgage Backed Security (MBS) market closing the week up + 49 bps. Unfortunately, the market lost all steam on Monday with the MBS market closing down -48 bps.
Everything now comes down to the FED’s policy announcement on Wednesday at 2 pm Eastern.

Most market analysts predict this is when the FED will finally raise the Federal Funds Rate after a year of talking about it.

I’m recommending to lock before Wednesday to avoid the uncertainty that comes with the Fed statement.

WEEKLY RATE – Fed Likely Increasing Federal Funds Rate on Wednesday

WEEKLY RATE – Rate Markets Go Wild

WEEKLY RATE – Rate Markets Go Wild

December 2015

Last week was a heck of a rollercoaster ride for interest rate pricing.

The week started encouraging with the Mortgage Backed Security (MBS) market trading up +49 bps on Monday and Tuesday. Wednesday and Thursday marked the biggest 2 day rate increase in over 2 years with the MBS market trading down -84 bps.

Then Friday came with the Non Farm Payroll report. Job creation of 211,000 beat the estimates of 196,000 jobs. This would typically cause rates to increase but they actually improved on Friday – indicating that the market was oversold on Thursday.

The week only closed down – 10 bps and after that rollercoaster – interest rates are about the same as they started last week at.

Lots of volatility before the FED statement next week. I’m still recommending locking before the statement to likely increase the Federal Funds Rate.

WEEKLY RATE – Rate Markets Go Wild

Rates Steady Eddie Before Fed Meeting Next Week

Rates Steady Eddie Before Fed Meeting Next Week

October 2015

Interest rate pricing improved slightly last week and is going up slightly this week so far. The Mortgage Backed Security (MBS) closed last week up +12 bps and is trading this week down – 8 bps. Overall, interest have stayed pretty consistent this week before the FED meeting next week.

The European Central Bank (ECB) is releasing a policy statement on Thursday.

The FED’s Federal Open Market Committee (FOMC) is meeting again next week and releasing a statement on whether they will raise the Federal Funds Rate.

I expect interest rate pricing to be pretty stable until the Fed statement next week.

Rates neutral after FED Announcement / Employment Report on Friday

September 2015

Interest rates haven’t moved much since the FED announcement to not raise the Federal Funds rate last Thursday. The Mortgage Backed Security (MBS) market traded down – 25 bps last week. This correction was somewhat expected after the MBS market went up so much after the FED announcement.

Interest rate pricing is still very close to their lowest levels in 4 months with the MBS market trading up + 16 bps so far on Monday.

Today the NY Fed President Bill Dudley spoke and stated that the FED will likely raise the Federal Funds rate by the end of the year. This week is employment week with the September Non Farm Payroll report due out on Friday. That report is always a big one and could cause rate volatility up or down depending on how the numbers compare to forecasts.

Rates Improve / FED doesn’t raise Federal Funds Rate

September 2015

Interest rates improved significantly on Thursday and Friday after the Federal Open Market Committee (FOMC) announced they would not raise the Federal Funds Rate. The Mortgage Backed Security (MBS) market closed Thursday/Friday trading up +83 bps, and the week up +47 bps. Perhaps more important, the FEDs comments on the fragility of the economy lead some in the market to believe that the Federal Funds Rate could stay at 0% for some time.

30 year fixed rates are now available at 3.875% paying .79 points (4.03% APR), and 3.99% paying 0 points (4.05% APR). 15 year fixed rates are now available at 2.99% paying 1 point (3.19% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

With interest rates near 4 month lows – now is a great time to lock in.
