WEEKLY RATE – Rates Go Deeper Into 2017 Lows

Interest rates dove deeper into their lowest levels of 2017 and the lowest levels since November 2016.

Tension between North Korea and the United States is causing some investors to push funds into the safety of the bond market, which is certainly helping interest rates at the moment.  That being said, there is not much room for substantial improvement without a major event as the market is trading at the top of it’s average range.

The Mortgage Backed Security (MBS) market ended last week trading up + 6 bps, and closed Tuesday up + 40 bps.

Moving forward, September could be a volatile month for markets.  The geopolitical events of international conflict and natural disasters in the US will continue to affect the market and interest rates.  Congress is now back in session and one of the first items on the agenda will be increasing the debt ceiling and avoiding a government shut down.  How close the government comes to being shut down will affect markets.  Many central banks across the globe will be releasing policy statements this month and the FED may start cutting it’s budget. 

It’s shaping up to be an eventful month for financial markets and interest rate pricing.

WEEKLY RATE – Interest Rates Reverse Course and Improve

After moving up much of the prior week and a half, mortgage interest rates found some positive momentum, improving 5 of the last 7 days.

The Mortgage Backed Security (MBS) market closed last week up + 34 bps and is trading this week up + 39 bps.  The bond markets trading up is a positive for interest rates.

Most investor eyes this week are on the announcement by the European Central Bank on Thursday.  The main topic of interest is how far away the Bank is from tapering it’s balance sheet.  I expect rate pricing to moderately improve before the announcement but the actual announcement is a high risk event.

Even if the announcement is seen as a positive for interest rates, I don’t see rates moving a ton lower than current levels without a major stock market correction or an unforeseen event that moves markets.  That being said, most indicators are that the stock market is over valued at the moment so a correction is not out of the question.

Mortgage interest rates are beginning to trend slowly higher with the Mortgage Backed Security (MBS) market trading down the past 3 weeks.

The Mortgage Backed Security market trading down last week – 2 bps, and is trading down this week – 34 bps as of Thursday morning.

The Federal Open Market Committee (FOMC) met this week and did not raise the Federal Funds rate. They stated that although economic growth has slowed, they view it as transitory and they believed the labor market has strengthened. This verbiage points to a likely FED rate increase in June.

The April US Non Farm Payroll report comes out this Friday. As always, this report typically shapes the direction of rates for the upcoming month.

Interest rates have continued to slowly improve last week and this week.

The Mortgage Backed Security (MBS) market closed last week up + 11 bps and closed this week up + 31 bps. Investors are seeking the safety of the bond market with the geopolitical turmoil in Syria, Russia and North Korea. That being said, I see this as a temporary improvement and not a long term rate movement.

WEEKLY RATE – Interest Rates Drop to 1 Month Lows, Then Come Back to Earth

Interest rates continued their hot streak last week and early this week.    

Investors seemed to be moving to the safety of bonds with concern over whether President Trump would be able to implement his regulation slashing business policies after the failed health care repeal and replace. The stock market has been way up since Donald Trump’s election, but that rally has stalled and reversed in the past week.

The Mortgage Backed Security (MBS) market closed last week trading up + 41 bps and closed Monday of this week trading up + 26 bps, helping to push interest rates to their lowest levels in over a month.   Then the stock market rebounded on Tuesday and the MBS market tanked, ending trading down – 38 bps. 

Overall, rate pricing is still pretty good to where it has been much of March.  Expect daily volatility to continue but long term rate pricing to remain relatively stable.

WEEKLY RATE – Interest Rates Go Down Amid Choppy Week

Rates were very choppy last week.

Interest rates saw some great improvement on Monday.  Then they went up a lot on Tuesday and Wednesday.  Then back down slowly Thursday through Tuesday of this week.

As the dust cleared, rate pricing improved slightly with volatility likely to continue. 

There are a couple of events to round out the week that could have a big impact on rates.  The FED will make an interest rate decision on Wednesday.  Most market watchers don’t expect the FED to raise the Federal Funds Rate at this meeting.  

On Friday, the US Non Farm Payroll and Unemployment percentage numbers will be released along with possible revisions to earlier estimates.  This is usually one of the most significant reports in shaping rate pricing for the coming month.

Finally, mortgages got some good news with interest rates improving some in the week before New Year’s. 

The Mortgage Backed Security (MBS) market improved 3 of the 4 days and ended the week trading up + 91 bps.  Unfortunately, this is probably a short term improvement as traders strategically parked their investments in safer bonds with the lack of trading in the last week before New Year’s. 

Lock them in as I expect rates to continue to rise in 2017.

After a rough few weeks, we are finally seeing some interest rate improvement partially due to worries over oil prices.

The Mortgage Backed Security (MBS) market is trading up + 61 bps this week.

Not a huge improvement and I don’t expect much more, but anything is welcome after rates went up .5% in rapid fashion. 

We have a big week this week with the Unemployment report and US Non Farm Jobs report coming out on Friday.  December is also the month the FED will meet and decide on a possible rate change. 

Rates will likely continue to be very volatile with the new data coming out.

Conventional loan limits are being raised on December 2nd from $417,000 to $424,100.  This is the first change since 2006.  Some higher priced areas will continue to after high balance conventional loans above that.

Donald Trump winning the election on November 8th sent shock waves across the financial markets pushing interest rates about .375%-.5% higher than before the election.

Many sectors of the stock market are up and the Mortgage Backed Security (MBS) market has tanked since the election.  From Wednesday to Monday, the MBS market dropped an astonishing -230 bps.  That’s close to the largest short term fall I’ve ever seen in 3 business days.

The bond market dropping is pushing interest rates to the highest levels we’ve seen in some time.  I was expecting some correction in the market (which we did see some small improvement this Tuesday) but nothing major has happened and it may not, as much of this trading appears irrational thus hard to predict. 

I’ve never seen an election affect interest rates anywhere near this one as usually there isn’t much interest rate and bond market movement.  The market clearly didn’t expect Trump to win and his election victory is causing major movement that is typically already baked into the market once the election happens.

With this unpredictable market and the threat of the FED raising rates in December, it’s much safer to lock versus floating. 

On the bright side, well qualified borrowers can still get a rate in the 3%’s.  Things could be worse.
