Interest rates are on quite the hot streak lately – improving 7 days straight.

The Mortgage Backed Security (MBS) market is currently trading up + 123 bps over that period time – pushing rates to their lowest levels in a long time.

With rates going one way for a long period of time – there is bound to be a correction soon – so I would recommend locking soon.

30 Year Fixed rates are now at 3.625% with .875 points, and 3.75% with 0 points. 15 year fixed rates are at 3% with .375 points, or 3.125% with 0 points.

Interest Rates Improve to 1 Month Lows!

Interest rates slowly but steadily improved last week. The Mortgage Backed Security (MBS) market finished trading up + 27 bps, pushing interest rate pricing to the lowest levels in a month.

A 30 year fixed conventional loan can now be locked at 3.875% with less than a point, and a 15 year fixed conventional rate at 3% with less than a point. 5/1 and 7/1 ARMs are still in the same area they have been for some time – with rates available at 2.875% and 3.125% paying less than a point.

Much of the focus of the markets is on the European Central Bank (ECB). There is much speculation that the ECB will increase their asset purchasing (quantitative easing) at their next meeting on December 4th. Interest rates are improving in anticipation of this.

The Tuesday and Wednesday before Thanksgiving can be very volatile with fewer traders and people getting ready to leave for the Holidays. Now is still a great time to lock in with rates being at their lowest level in a month.

Since rates hit their lowest levels since June of 2013 two to three weeks ago, interest rates have slowly drifted higher. The Mortgage Backed Security market (MBS) closed last week trading down -17 bps, and the previous week down – 15 bps. This is a common reaction when rates go quickly one way, there is usually a pull back the other way.  Even with the rise in rates, interest rates are still lower than they have been for a long time before the recent drop.

On Friday, Japan announced a large increase in their quantitative easing program – equivalent to over 720 billion in US dollars. This caused stocks to rise, but the MBS market, which normally would be hit hard by this news, only closed down – 6 bps. This shows that the current level of mortgage interest rates is quite strong. 

Interest rates will be tested again this week. On Thursday, The European Central Bank will release a policy statement. On Friday – the US employment report will be released for October.  If you are looking for safety, I would lock rates before Thursday.

After a modest gain last Monday of + 4 bps, Interest rates went up Tuesday through Friday with the Mortgage Backed Security (MBS) market ending down – 71 bps on the week.

On Monday – the market closed + 15 bps, pulling up a bit higher over the 200 day average.

The big news this week is the FED meeting and subsequent Janet Yellen press conference. There is considerable belief that the FED will change the verbiage of the official policy statement – removing the notion that the FED would not hike rates for a considerable time after their asset purchasing ends.   This has caused anxiety and sell offs in the MBS market – the market most closely associated to Interest Rates.

I would highly recommend locking before Wednesday to protect yourself.

Currently rates are a bit higher but still in the general range they have maintained for most of the past year and 2 months.

Last week saw interest rates move up at the beginning of the week and improve near the end of the week. The Mortgage Backed Security (MBS) market ended last week trading down – 31 bps. At the close of trading on Tuesday of this week – the MBS market is trading up + 9 bps.

Even though the MBS market is down over the past week and a half – my interest rate pricing is right in line with the best rates I’ve been able to offer this year.

My 30 year fixed conforming product is now available at 4% with less than a point, and 4.125% with 0 points.

We continue to see securities trading in very narrow ranges and interest rates refusing to dip below a certain level. That has been the case for most of 2014. We likely won’t see rates fall dramatically without a major market moving event.

There is increased speculation that the European Central Bank could start their own asset purchasing/quantitative easing program which would definitely be a major market event. This would make Wall Street very happy with more money being pumped into the World’s financial markets.

At the current time though, I see interest rates staying right around their current level without a ton of movement up or down.

After going higher every day the previous week, interest rates stayed the same on Monday and improved every other day of last week. The Mortgage Backed Security market closed trading + 65 bps, pushing 30 year fixed rates down to 4%, and 15 year fixed rates down to 2.875%.

Along with the recent rate improvement and my July interest rate special going out right now, this is the lowest rate pricing I have been able to offer in 2014.

When rates improve for 4 days straight, there is bound to be a correction so if you are looking at doing something – I would recommend locking on Monday.

This week will likely be more up and down with a lot of manufacturing reports due out and FED chief Janet Yellen testifying before Congress on Tuesday and Wednesday.

Interest rates remained relatively stable for most of the week until Thursday.

On Thursday a peace accord was reported between Russia, Ukraine, the EU, and The United States. Investors have been monitoring this situation closely and once it appeared that the danger of a serious conflict had diminished, traders took money out of the safety of Bonds and Mortgage Backed Securities and into more higher risk, higher reward investments. This caused interest rate pricing to move up quite a bit on Thursday and Friday.

At the close of the week, the Mortgage Backed Security (MBS) market closed down -66 basis points. On Monday, we saw a slight rebound with the MBS closing up + 12 basis points.

The Ukraine situation is worth monitoring as much of the reason interest rates are not higher than they are is due to the unrest in this region and investors wanting the safety of the bond and MBS markets.

Currently – 30 year fixed rates are available at
4.25% paying 1 point (4.45% APR), 4.5% paying 0 points (4.55% APR), and 4.625% paying $0 costs (4.625% APR) for a well qualified borrower.
15 year fixed rates are available at 3.375% paying .73 points (3.515% APR), 3.625% paying 0 points (3.63% APR), 3.75% paying $0 costs (3.75% APR).

There is not a ton of data this week so I’m hoping we will see some small price improvement in interest rate pricing.
