WEEKLY RATE – TABLE IS SET FOR HIGHER RATES

Interest rate pricing had a bad week.

The Mortgage Backed Security (MBS) market closed down heavily 3 of the 5 days, finishing the week closing down – 54 bps.

More importantly, the table is set for potential rapid rate increases.

The Senate passed the budget, opening the door for a Trump tax reform coming. Lower taxes are looked upon favorably by stocks, but the bond and rate markets typically move in a opposite direction. If tax reform causes stocks to continue their rapid incline, rates will be hurt with less interest in bonds.

There is also speculation that Janet Yellen (generally having been favorable for low interest rate pricing) may not be the next FED Chair.

The table is set and the potential is there for rapid rate increases in the future. Lock your rates. Don’t wait on the sidelines hoping rates will drop again.

Interest rates hit their highest levels in 4 months last week. Starting on Friday, we finally saw some strength in the bond markets which have helped rates reverse course.

The Mortgage Backed Security (MBS) market closed the past 3 days up + 33 bps after finishing higher the past few weeks.

Currently 30 Year Fixed rates are still in the 3%’s paying a portion of a point.

The big news this week is Fannie Mae’s implementation of DU version 10.1.

With DU 10.1, more borrowers will be able to qualify for a Fannie Mae conventional mortgage.

The most notable change is the increased max debt to income ratio to 50%.

 

 

 

 

 

 

 

 

 

 

If you were unable to qualify for a loan in the past due to debt to income ratio, please reach out to us. We would love the opportunity to look into this again for you.

Other notable changes are:

  • Easier approval for borrowers with disputed credit tradelines
  • ARM LTVs up to 95%
  • More self employed borrowers will be approved to use 1 year tax returns
  • Time Shares will no longer to be considered mortgages

 

Interest Rates Continue in Narrow Range Close to 2017 Lows

Interest rates continued to trade in a narrow range at or close to the lowest levels of 2017.

The Mortgage Backed Security Market closed last week trading up + 22 bps. Currently, well qualified borrowers are still able to get a rate in the 3%’s for less than a point.

I expect rates to continue in this narrow range for the time being barring an unforeseen event.

After floating around 8 month lows the week before, interest rate pricing took a turn for the worse starting on Tuesday of last week. From Tuesday to Monday July 3rd, interest rate pricing increased every day.  See article below from mortgage news daily:

Worst 5 Days For Rates Since The Election

Mortgage rates continue rising at an uncomfortable pace for anyone in the market to buy or refinance.  Today was the 5th straight day of quicker-than-average movement higher and it leaves the average lender at the highest levels in nearly 2 months.  

Whether or not this is as dramatic as it sounds depends on your perspective.  While it’s true that the past 5 days have been the worst since the US presidential election, it’s also true that interest rates are just over an eighth of a point higher during that time.  An eighth of a point (.125%) will cost you about 14 bucks a month on a $200k loan.  Alternatively, it would cost you $1200-$1600 in cash to get the rate back down to levels from 5 days ago on the same loan amount.  

For years, lenders have capitalized on the psychology of “monthly payments.”  $14/mo doesn’t sound like too much when it comes to a $200k home loan.  But consider going out of town for a week and coming back to find your closing costs roughly $1400 higher simply to keep the same quote you had last week.  For most, the $1400 upfront cost is the more effective way to communicate the true change in cost.

Bond markets and mortgage lenders will be closed tomorrow for the Independence Day Holiday.  The safest strategy is to assume the current weakness will continue until we see a definitive bounce.  

The Mortgage Backed Security (MBS) market closed last week down -57 bps and closed Monday down another – 13 bps.  Interest rates moved up about .125%.  4.125% is now the lowest rate we can offer for less than a point.

The June US Non Farm Payroll report comes out on Friday. Most experts I read have bearish technicals in regards to rate improvement, so my suggestion is locking rate pricing.

Interest rates continued to be “Steady Eddie” last week.

The Mortgage Backed Security (MBS) market closed the week trading up + 16 bps. This is the second week in a row where the MBS market hasn’t had much movement – keeping rates in the same narrow range.

Oil prices moving higher have put some pressure on interest rates to rise but the 25 day MBS average has provided a safety net and continues to help the MBS from a large movement down.

Interest rates have been moving higher for close to a month straight. Finally, we received some modest improvement at the end of last week and so far this week. Interest rates have not moved higher for 4 days straight which is a step in the right direction.

The Mortgage Backed Security (MBS) market closed down – 12 bps last week even with the improvement at the end of the week.
We could continue to see small improvements in interest rate pricing as the market is correcting some of the sell off in previous weeks. That being said, the long term trend will likely continue to be for a rise in interest rates.

Interest rate pricing improved slightly last week and is going up slightly this week so far. The Mortgage Backed Security (MBS) closed last week up +12 bps and is trading this week down – 8 bps. Overall, interest have stayed pretty consistent this week before the FED meeting next week.

The European Central Bank (ECB) is releasing a policy statement on Thursday.

The FED’s Federal Open Market Committee (FOMC) is meeting again next week and releasing a statement on whether they will raise the Federal Funds Rate.

I expect interest rate pricing to be pretty stable until the Fed statement next week.

Interest rates improved significantly on Thursday and Friday after the Federal Open Market Committee (FOMC) announced they would not raise the Federal Funds Rate. The Mortgage Backed Security (MBS) market closed Thursday/Friday trading up +83 bps, and the week up +47 bps. Perhaps more important, the FEDs comments on the fragility of the economy lead some in the market to believe that the Federal Funds Rate could stay at 0% for some time.

30 year fixed rates are now available at 3.875% paying .79 points (4.03% APR), and 3.99% paying 0 points (4.05% APR). 15 year fixed rates are now available at 2.99% paying 1 point (3.19% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

Interest rates improved slightly last week with the Mortgage Backed Security (MBS) market closing up + 16 bps for the week. This was welcome news after interest rates drifted higher the week before after hitting 3 month lows.

30 year fixed rates are now available at 3.875% paying .81 points (4.03% APR), and 4.125% paying 0 points (4.17% APR). 15 year fixed rates are now available at 3.125% paying .47 point (3.21% APR), and 3.25% paying 0 points (3.29% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The big news last week was the August Jobs report released on Friday. Job creation was at the lowest level in 5 months but the previous 2 months numbers were adjusted higher. Unemployment fell to 5.1%. Although unemployment falling is a positive – the reality is 90% of consumers still have less disposable income than they did before the 2008 financial crisis and many of the jobs people have are jobs they really don’t want.

On 9/17 – the Federal Open Market Committee (FOMC) will decide if they want to raise the Federal Funds rate. With signs of weakness still prevalent in the US economy and the global economy declining – I don’t think they will raise the Federal Funds rate but at this point no one knows.
