MORTGAGE RATES INCH HIGHER – 30 YEAR FIXED TO 3.375%

Last week the mortgage backed security market told 2 stories. 

The MBS market closed (+ 50 bps) from Monday to Tuesday.  This continued the trend of rates dropping since the FED announced QE3.  But every positive interest rate streak will eventually end and pull back the other way.

From Wednesday to Friday, the MBS market closed down (– 84 bps), finishing the week (– 34 bps). 

The week was capped off with the September unemployment rate dropping from 8.1% to 7.8% with 114,000 new jobs created.  There was a lot of controversy regarding the validity of the report – but either way the MBS market had a mini sell off and closed the week down. 

Mortgage rates are still very low, but a bit higher than their previous lows.  The bond market is closed Monday due to Columbus Day. 

I don’t expect a ton of rate movement next week, but I do think rates may improve a bit, taking back some of the losses of last week.

Keep in mind most news websites/channels report when rates drop but not so much when they rise.  Rates are always fluctuating until a loan is locked.

The MBS Market closed last week trading up (+ 3 bps).   Rates were better for the majority of the week, but a large stock rally and MBS market downward trend caused rates to pull back on Friday. 

Overall, mortgage rates are a little higher than the previous week even though the MBS markets ended the week trading up. 

This week is a relatively calm week in regards to market news.  Interest rate movement will likely be determined by the demand for Treasury bonds from Tuesday through Thursday, when the treasury is set to auction off 72 billion in bonds.

Today is still a great time to lock with mortgage rates a little higher than their lowest levels ever.

The MBS Market closed last week trading down (- 56 bps).  The stock market was up for most of the week, which saw investors pull money out of bonds and into stocks – pushing mortgage pricing up.

If you have read my last few mortgage updates, I have said that Fannie Mae pricing hits were coming.  In order for the US government to pay for unemployment taxes, Social Security, etc – they have increased Fannie Mae’s guaranteed fees.  These fees are being charged to lenders which must pass them onto borrowers.  This is increasing mortgage pricing by approximate .4 – .6 pts on each rate or approximately .125% higher on the rate for the same costs.

Mortgage rates closed last week the same as they opened – no movement up or down. Halloween marked a far different story. On Halloween, the bond markets traded + 84 bps – pushing mortgage rates and pricing significantly lower.

The long term outlook still indicates a bearish market where rates look likely to rise. Most experts recommend locking in pricing on any days with improvement.

The beginning of last week started off bad for interest rates. After hitting their lowest levels ever on the previous Thursday, mortgage pricing took big hits on Friday, Monday and Tuesday. The stock market was up and the secondary bond market was down pushing mortgage rates higher.

Luckily, the higher interest rate levels did not last long. The bond market closed slightly higher on Wednesday and Thursday, and then really rallied on Friday. Overall on the week – the bond market closed Friday unchanged – (0 bps).

The bond market closed last week down 94 bps pushing mortgage rates and pricing higher. This move higher was due to a great week on Wall Street where the stock market closed higher every day. There has been some pull back on Monday with the stock market being down, pushing rates back to lower levels. The bond market closed Monday up + 55 bps pushing mortgage rates and pricing back down to the low levels at the beginning of last week.
