Interest rates hit their highest levels in 4 months last week. Starting on Friday, we finally saw some strength in the bond markets which have helped rates reverse course.

The Mortgage Backed Security (MBS) market closed the past 3 days up + 33 bps after finishing higher the past few weeks.

Currently 30 Year Fixed rates are still in the 3%’s paying a portion of a point.

Interest rates continued to be “Steady Eddie” last week.

The Mortgage Backed Security (MBS) market closed the week trading up + 16 bps. This is the second week in a row where the MBS market hasn’t had much movement – keeping rates in the same narrow range.

Oil prices moving higher have put some pressure on interest rates to rise but the 25 day MBS average has provided a safety net and continues to help the MBS from a large movement down.

As is normal with interest rates, once rate pricing moves one way for an extended period of time, we will see a correction back. Rates hit 5 month lows on Friday October 2nd, but since then have steadily moved a little higher almost every day. The Mortgage Backed Security market closed 4 of the 5 days last week down, closing the week trading down – 34 bps.

Interest rate pricing is still very good, but is about .5 pts higher in pricing at the same rate then the prior week.

Not a ton of new data out this week so I expect interest rates to remain relatively stable barring an unforeseen event.

TRID mortgage regulations are now in place. Gone are the GFE and the HUD and now we have the Loan Estimate and Closing Disclosure. The new documents are meant to make it easier for a borrower to understand their loan. Borrowers now also have a 3 day period to review loan documents before they are legally allowed to sign.

Interest rates had a good week last week with the mortgage backed security market closing the week trading up (+ 60 bps).  Welcome news after the sharp rise in rates the week before.  Overall, fixed interest rates went down approximately .125% with similar costs.

Even with positive trading for the majority of last week, the market was still very volatile.  Expect that to continue.

The main things to watch this week will be:

The Federal Open Market Committee’s public statement on Wednesday

The Stock Market’s performance

As always, the monthly Fed meeting and policy statement has the ability to substantially alter interest rates.  With most recent economic news being positive, many are watching to see if the FED will give clues on if they will stop buying treasuries and mortgage backed securities early.  If they do, expect rates to rise quickly.

The stock market has been trading at all time high’s for a couple of weeks now.  Many prognosticators have predicted a pull back, but this hasn’t happened yet.  If we do see some stock sell off and profit taking, interest rates will likely improve.

Remember that FHA is raising mortgage insurance rates and making it for the life of the loan on April 1st.  You can still get in with the old guidelines if I pull your FHA case number before April 1st

The MBS market closed last week trading down (-91 bps) and on Monday the MBS market is trading up ( + 18 bps).

Mortgage rates went up rapidly as investors saw more signs that the European Debt situation seems to be easing and the US economy is getting stronger. When investor confidence comes back, there is usually a quick turn around and rates rise much faster than they go down. This is why I always say if you like a particular rate and product, lock it, as rates can change very quickly. I don’t see rates ever going below 3.25% without getting very expensive. Many potential borrowers missed out on great rates waiting for a small dip in rates, which would only lower their payment an additional $10-$20. It is usually not worth the risk.

There is not much data this week. I expect rates to rebound slightly as is the norm when rates go one way very quickly. On August 30th, Bernanke will have his opening speech at the annual economic conference at Jackson Hole. With the recent signs of economic strength, there is now investor sentiment that the FED will not begin another round of quantitative easing. His speech on the 30th, will likely give us some insight on what the FED may do.

On the bright side, football starts in 2 weeks. I will be out of town from Wednesday to Monday so you may not be able to reach me during those days. Make it a great week!!

The MBS market closed last week trading up (+ 3 bps) and on Monday morning the MBSmarket is tradingup (+ 20 bps).    

Although the MBS market closed higher on the week, mortgage rates went up quite substantially on Friday due to a stronger than expected Unemployment report.  Although the unemployment rate went up to 8.3%, there was more job growth than expected – causing a sell off of mbs bonds, and the stock market to surge up 200 points.  Still mortgage rates ended the week a bit better than they started off last week.

On Wednesday, the FED statement did not include a new round of “quantitative easing”, or more commitments to purchase mortgage backed securities.  Many investors expected the FED to act, and they did not. 

Overall, last week was a wild week in the mortgage markets.  Rates improved quite a bit on Monday and Tuesday, but pulled back higher near the end of the week. 

This week should be much calmer, with very little data coming out that would push the markets too far in either direction.  One thing we learned on Friday –  if the economy gets a string of positive reports, interest rates will go up and usually very quickly.

The MBS market closed last week trading up (+28 bps).  So far on July 2nd, the MBS market is trading up (+31 bps ).

Mortgage Rates have again surpassed their lowest levels ever.  It sounds like a broken record as we have seen 3 records over the past few weeks.  The concern is also still the same – investors are seeking safe investments due to the increasingly gloomy look on Europe’s economy.  This is helping keep rates low and helping them go even lower.

I mentioned this a couple weeks ago, but when you get down this low, lenders aren’t as willing to give out as much better pricing as they usually would when the MBS market trades up.  The market is up close to + 60 bps over the past week, but you are not seeing as much change in pricing as you usually would.

I recommend locking as rates are unbelievable and lenders aren’t going to give out much better pricing unless the MBS market breaks a new barrier.

The MBS Market closed last week trading up (+ 3 bps).   Rates were better for the majority of the week, but a large stock rally and MBS market downward trend caused rates to pull back on Friday. 

Overall, mortgage rates are a little higher than the previous week even though the MBS markets ended the week trading up. 

This week is a relatively calm week in regards to market news.  Interest rate movement will likely be determined by the demand for Treasury bonds from Tuesday through Thursday, when the treasury is set to auction off 72 billion in bonds.

Today is still a great time to lock with mortgage rates a little higher than their lowest levels ever.

The bond market closed last week up +34 basis points. President Obama’s Thursday night speech appeared to have a positive impact on mortgage pricing, as pricing improved the most on Friday.

We are still in a volatile market where mortgage pricing can change dramatically in a short period of time. Right now we are at or very near the lowest rates I have seen in 2011.
