Rates Move Up Slightly from Prior Weeks 5 Month Lows

As is normal with interest rates, once rate pricing moves one way for an extended period of time, we will see a correction back. Rates hit 5 month lows on Friday October 2nd, but since then have steadily moved a little higher almost every day. The Mortgage Backed Security market closed 4 of the 5 days last week down, closing the week trading down – 34 bps.

Interest rate pricing is still very good, but is about .5 pts higher in pricing at the same rate then the prior week.

Not a ton of new data out this week so I expect interest rates to remain relatively stable barring an unforeseen event.

TRID mortgage regulations are now in place. Gone are the GFE and the HUD and now we have the Loan Estimate and Closing Disclosure. The new documents are meant to make it easier for a borrower to understand their loan. Borrowers now also have a 3 day period to review loan documents before they are legally allowed to sign.

The interest rate market had quite the week last week. Rates rose everyday from Monday through Thursday before the important November employment report. Then something weird happened.

Job creation beat their forecasts, The unemployment rate dropped .2% – this would usually cause rates to rise fast, but it didn’t. Rates actually improved a little bit on Friday and also on Monday. Still, the Mortgage Backed Security Market closed the week trading down – 69 bps, pushing rates to their highest levels in months.Now Hiring

With the majority of economic reports showing positive gains – more and more experts think the FED could taper their stimulus package in their meeting next week. I don’t expect rates to change much until then.

Rates are still taking on the outlook I have talked about for months – rates really have no where to go but higher. Any improvement we see is not substantial because the FED taper is looming.

Those still waiting for rates to dramatically drop will likely be waiting forever. I recommend locking on a refinance if it’s beneficial as even these higher rates likely won’t be around much longer.

The MBS market closed last week trading down (-3 bps). Basically a ho-hum week with not a lot of data or change in rates.

This week FED chairman Ben Bernanke testifies before Congress on Tuesday and Wednesday.  On Tuesday, he said that the FED could still use measures to boost economy if it saw fit. While not saying they would use them, he says they are available if they feel the need.

This economic easing could include another round of buying mortgage backed securities and lowering of the interest rate the FED charges it’s reserve banks. He noted that using these measures is an option,but  there a certain risks and side effects that need to be considered carefully before using them.

The FED is still happy with inflation staying below 2%. It will focus on job growth when deciding if more economic easing is necessary. Job growth has been very slow and below projected numbers the past few months.

All in all, there is not much information that we have not already been given. Mortgage rates are remaining at record low levels and it appears the FED will not push to purchase mortgage backed securities unless it absolutely has too.

I predict for rates to stay stable barring anything unforeseen happening in the market.

Mortgage rates saw some nice improvement this week. This was the improvement I expected last week, but better late than never.

I still maintain rates have seen their lows and will not reach them again unless there is a major economic blow. I see rates staying relatively stable for the foreseeable future.

Mortgage rates improved slightly last week with the bond market closing + 28 bps on the week. We are still seeing a lot of volatility to in the markets where rates/costs can change a lot in a very short period of time.

My recommendation is to lock in pricing if you looking into a mortgage. The stock market is gaining momentum and I think rates will rise during the last quarter of 2011. In the 4th quarter of 2010, mortgage rates went from 4% to 4.75% in a very short period of time. While I don’t see that much of a change coming, I do feel that mortgage rates will continue to slowly move upwards.

Last week saw a continuation of the stock market rally from the week before. Stocks were trading higher, increasing the flow of investments from bonds to stocks. The bond market closed -75 bps down – which should have pushed rates a little bit higher. Even so, most rates have stayed the same. Of the 10 business days in October – the bond market has closed down 9 of them.

As of the writing of this email on Monday morning, the stock market is trading down over 100 points – and the bond market is trading up + 42 bps. This should help regain some of the losses from last week. This week should be another volatile week as many companies will be reporting their 3rd quarter earnings.

MORTGAGE RATES LOWER – POOR JOBS REPORT

MORTGAGE RATES LOWER:

The bond market closed last week up +72 basis points, fueled mainly by a strong surge on Friday of +47 basis points. Friday the monthly job reports came out and the news wasn’t good. August had no new job creation. There are a reported 58,000 less jobs in August than there were in June and July. The unemployment rate remained unchanged at 9.1%.

Until the housing foreclosure and short sale problem starts shoring up, the economy will continue to struggle. Expect another eventful week coming up after Labor Day culminating in a “major address” by President Obama on Thursday. The President is supposed to outline new initiatives to get the economy back on track. The market will likely over react to the speech, pushing rates one way or the other.

I still hold that rates will not go lower than they were about 2-3 weeks ago. Below are current rates available paying a point or less.
