WEEKLY RATE – Rates Improve to Lowest Levels in 5 Months

Rates Improve to Lowest Levels in 5 Months

October 2015

Interest rates had a great week last week with the Mortgage Backed Security (MBS) market closing up every single day and closing the week up + 81 bps. With the improvement, interest rates are at their lowest levels in 5 months.

The week was highlighted by the September Non Farm Payroll report which came in well below expectations. Market analysts predicted job creation of 203k, but numbers were much lower at 142k. Job numbers were also adjusted down in July and August. Great news for interest rates, not great news for the economy.

On Monday, the TRID regulations finally go into effect which will affect the mortgage process with all lenders in the country. The main change is that the GFE and HUD settlement statement will be replaced by a different form highlighting rate, payment and costs. The new regulations also give a borrower 3 days to review the closing docs before signing. This will make the loan process a bit longer, but overall I feel the changes are good for the industry.

RATES IMPROVE AFTER EMPLOYMENT REPORT

November 10th, 2014

Interest rates improved to 1.5 week lows after October’s employment report was released on Friday. Non Farm Payroll jobs increased 214,000 in October but were lower than expectations of 235,000 plus. The Mortgage Backed Security (MBS) market closed up + 46 bps on Friday alone – taking back the losses from earlier in the week and closing the week positive + 25 bps.

On Monday the bond market pulled back taking some of the gains from Friday – closing down -31 bps on the Day. The bond Market is closed for Veterans day. Thank you to all the Veterans out there that have served our country.

Interest rates are very similar to where they started last week. Retail sales will be the biggest report of the week on Friday.

THE RETURN OF THE NO APPRAISAL REFINANCE

With Fannie Mae’s new version of their underwriting system DU – mortgage bankers and their clients are seeing a welcome change in the return of the PIW

PIW stands for Property Inspection Waiver.

When running a Fannie Mae Approval – sometimes Fannie Mae’s system grants a PIW which allows us to complete the loan without getting an actual appraisal.  These No appraisal refinances are not for upside down homes, lower credit borrowers, cash out loans, etc.  They are typically granted when there is a decent amount of equity based on average prices in the area and they are usually granted for higher credit score borrowers.

The purpose is to allow someone that has equity and great credit to get a loan without having to physically get an appraisal.

This is a welcome return – as it allows well qualified customers to complete a refinance without an out pocket expense and we can usually close the loan very quickly.

LOCK IN AT THE LOWEST RATES SINCE JUNE OF 2013

Lock in at the Lowest Rates since June of 2013

October 14th, 2014

Interest rates continued their strong move lower last week and this Tuesday – dropping approximately .25% over the past 6 days.
The Mortgage Backed Security (MBS) market closed last week trading up + 84 bps, and Tuesday trading up + 38 bps – pushing interest rates to the lowest levels we have seen since June of 2013.

Interest rates had been gradually improving and then we saw big movements lower in the past week and a half.  Typically when rates go one way for an extended period of time – they will eventually get a strong correction the other way.

My recommendation is to lock in now. You will be locking in at the lowest rates in 1 year and 3 months – not bad.

Rates Hit 1 Month Lows

October 7th, 2014

Interest rates continued to gradually move slower last week. The Mortgage Backed Security (MBS) market finished the week trading up + 45 bps – pushing interest rates in line with their lowest levels in a month.

On Friday, the September employment report was released. Job creation beat all expectations but the good news was interest rates stayed firm and the MBS market only closed down – 9 bps. This is an interesting development, as typically a strong labor report results in interest rates moving higher in a hurry.

The MBS market is also doing well this week, closing Monday up + 19 bps.  Right now we are hitting a level of resistance in the bond market where over the past year – rates haven’t moved much lower than. This trading will likely continue unless a major event propels the bond market lower.

There is not a lot of economic data coming out this week – so interest rates should remain relatively stable for the rest of the week. 30 year fixed are currently at 4.125% paying .125 pts, and 15 year fixed are currently at 3.125% paying 1 point.

Rates Hit 1 Month Lows

Mortgage Interest Rates Hit 2 Week Lows

Mortgage Interest Rates Hit 2 Week Lows

September 24th, 2014

Mortgage interest rate pricing is a fickle market to follow. Last week, mortgage interest rate pricing had moved higher – pushing mortgage interest rates to some of their highest levels in close to 4 months. The rates pricing wasn’t that much higher, but since interest rate pricing has stayed in a narrow range for most of 2014 – it was some of the highest pricing we have seen in a while.

On Wednesday, the FOMC statement came and went with no real surprise news. The FED will continue to tighten their monetary policy and will eventually raise the Federal Funds rate – but without an exact date mentioned.

Because many expected an announced date to raise the Federal Funds rate, interest rate pricing has gradually improved since Wednesday. In fact, interest rates have improved 4 days straight going into Wednesday and are at their lowest levels in 2 weeks.

30 Year Fixed rates have moved to a level where 4.125% is only costing a portion of a point. All the other Conforming, FHA and VA pricing options have improved as well. Now could be a good time to lock in as rates will usually rebound the other way after multiple day improvement.

INTEREST RATES IMPROVE 7 STRAIGHT DAYS / VOLATILITY AHEAD

INTEREST RATES IMPROVE 7 DAYS STRAIGHT / VOLATILITY AHEAD

September 3rd, 2014

I hope everyone had a happy and safe Labor Day weekend.

Interest rates improved 7 days straight with the Mortgage Backed Security market trading higher every day last week and closing + 38 bps higher on the week. Unfortunately, the MBS market sold off some on Tuesday, selling down -27 bps and taking away most of the gains from last week.

Currently 30 year fixed rates sit at 4% paying .87 points, and 4.125% paying 0 points.

This week has a lot of economic data coming out and I would recommend locking pricing before Friday.

Thursday – the European Central Bank (ECB) will meet and many hope they reveal an asset purchasing plan that will push more money into the economy.

Friday – the all important August employment report will be released.

I think rates could go a bit higher this week and there will likely be more volatility this week than normal. Even so, I don’t see huge rate swings but most likely closing costs swings at any given rate. I still see rates trading in a relatively narrow range as they have done for most of 2014.

RATES CLOSE TO LOWEST LEVELS OF THE YEAR

RATES CLOSE TO LOWEST LEVELS OF THE YEAR

August 19th, 2014

Mortgage rates hit their lowest levels in 2 months on Friday when concern over escalation of the Ukraine/Russia conflict had investors trading for safety. The Mortgage Backed Security Market closed the day up + 26 basis points, and finished last week up + 40 bps.

As is typical in this market where much of the rate changes are in response to geopolitical headlines, the MBS market closed down – 36 bps on Monday when no military action took place in Ukraine/Russia over the weekend.

The markets will likely continue to follow this trend with rates improving when escalation of military action abroad is expected/happening and rates will go up when it appears a peaceful resolution is coming.

Although Monday took back much of the gains of last week, so far on Tuesday the MBS market is trading up + 16 bps and mortgage interest rates are still at some of the lowest levels of the year.

Janet Yellen, the FED chief, is speaking at a banker’s conference on Friday. She is expected to address Labor Markets and a possible rate increase. This is something to pay attention to as whenever the Federal Reserve Board speaks – the market listens and it can move interest rate pricing in a hurry.

RATES MOVE SIDEWAYS / VOLATILITY AHEAD

RATES MOVE SIDEWAYS / VOLATILITY AHEAD

August 10th, 2014

Mortgage rates moved sideways last week even though the MBS market closed the week trading up + 22 bps. Markets hit their highs on Thursday with geopolitical concerns causing investors to seek safety in treasuries and bonds.

On Friday – after trading higher for much of the day – Mortgage Backed Securities closed sharply lower after Russia ended military drills on the Ukraine border and speculation that the conflict in this region was deescalating.

Mortgage interest rates are artificially lower than they should be due to military conflicts around the world.

A lot of people I follow see mortgage rates entering into a volatile week with the possibility that mortgage rates could move higher. They have been holding at this low level for some time when most experts predicted mortgage rates to move significantly higher in 2014. My recommendation is to lock.

MORTGAGE RATES RECOVER AFTER JOBS REPORT

MORTGAGE RATES RECOVER AFTER JOBS REPORT

August 4th, 2014

Mortgage Rates were extremely volatile last week with a lot of movement in the Mortgage Backed Security Market.

On Wednesday – mortgage interest rate pricing shot up sharply with GDP data coming in higher than expected. The MBS market ended the day trading down – 68 bps. Friday, was the important July jobs report. If non farm payroll jobs increased more than expected – we could have seen a significant move higher in interest rates. Luckily, the data came back slightly lower than expected. Market analysts expected non farm payroll jobs to increase over 233,000. The numbers came back at 209,000. The MBS closed Friday + 42 bps, recovering much of the losses from earlier in the week.

On the week, the MBS market closed -12 bps.

In the end – interest rate pricing is very similar to where we started the week. 30 year fixed mortgage rates are starting at 4.125% and 15 year fixed mortgage rates are starting at 3.25%. Interest rates have remained in a tight range for most of 2014 – and I expect that to continue this week with some possible rate improvement. We dodged a bullet with the Friday jobs report – that could have been the event that finally pushed rates higher than their current levels.

MORTGAGE RATES IMPROVE 4 DAYS STRAIGHT / LOWEST RATES I HAVE OFFERED THIS YEAR

MORTGAGE RATES IMPROVE 4 DAYS STRAIGHT / LOWEST RATES I HAVE OFFERED THIS YEAR

July 14th, 2014

After going higher every day the previous week, interest rates stayed the same on Monday and improved every other day of last week. The Mortgage Backed Security market closed trading + 65 bps, pushing 30 year fixed rates down to 4%, and 15 year fixed rates down to 2.875%.

Along with the recent rate improvement and my July interest rate special going out right now, this is the lowest rate pricing I have been able to offer in 2014.

When rates improve for 4 days straight, there is bound to be a correction so if you are looking at doing something – I would recommend locking on Monday.

This week will likely be more up and down with a lot of manufacturing reports due out and FED chief Janet Yellen testifying before Congress on Tuesday and Wednesday.

Have a great week!!
