Rates Improve / FED doesn’t raise Federal Funds Rate

September 2015

Interest rates improved significantly on Thursday and Friday after the Federal Open Market Committee (FOMC) announced they would not raise the Federal Funds Rate. The Mortgage Backed Security (MBS) market closed Thursday/Friday trading up +83 bps, and the week up +47 bps. Perhaps more important, the FEDs comments on the fragility of the economy lead some in the market to believe that the Federal Funds Rate could stay at 0% for some time.

30 year fixed rates are now available at 3.875% paying .79 points (4.03% APR), and 3.99% paying 0 points (4.05% APR). 15 year fixed rates are now available at 2.99% paying 1 point (3.19% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

With interest rates near 4 month lows – now is a great time to lock in.

LOCK IN AT THE LOWEST RATES SINCE JUNE OF 2013

Lock in at the Lowest Rates since June of 2013

October 14th, 2014

Interest rates continued their strong move lower last week and this Tuesday – dropping approximately .25% over the past 6 days.
The Mortgage Backed Security (MBS) market closed last week trading up + 84 bps, and Tuesday trading up + 38 bps – pushing interest rates to the lowest levels we have seen since June of 2013.

Interest rates had been gradually improving and then we saw big movements lower in the past week and a half.  Typically when rates go one way for an extended period of time – they will eventually get a strong correction the other way.

My recommendation is to lock in now. You will be locking in at the lowest rates in 1 year and 3 months – not bad.

Rates Move Up 4 of the last 5 days – FED statement on Wednesday

Rates Move Up 4 of the last 5 days – FED statement on Wednesday

September 15th, 2014

After a modest gain last Monday of + 4 bps, Interest rates went up Tuesday through Friday with the Mortgage Backed Security (MBS) market ending down – 71 bps on the week.

On Monday – the market closed + 15 bps, pulling up a bit higher over the 200 day average.

The big news this week is the FED meeting and subsequent Janet Yellen press conference. There is considerable belief that the FED will change the verbiage of the official policy statement – removing the notion that the FED would not hike rates for a considerable time after their asset purchasing ends.   This has caused anxiety and sell offs in the MBS market – the market most closely associated to Interest Rates.

I would highly recommend locking before Wednesday to protect yourself.

Currently rates are a bit higher but still in the general range they have maintained for most of the past year and 2 months.

RATES MOVE SIDEWAYS / VOLATILITY AHEAD

RATES MOVE SIDEWAYS / VOLATILITY AHEAD

August 10th, 2014

Mortgage rates moved sideways last week even though the MBS market closed the week trading up + 22 bps. Markets hit their highs on Thursday with geopolitical concerns causing investors to seek safety in treasuries and bonds.

On Friday – after trading higher for much of the day – Mortgage Backed Securities closed sharply lower after Russia ended military drills on the Ukraine border and speculation that the conflict in this region was deescalating.

Mortgage interest rates are artificially lower than they should be due to military conflicts around the world.

A lot of people I follow see mortgage rates entering into a volatile week with the possibility that mortgage rates could move higher. They have been holding at this low level for some time when most experts predicted mortgage rates to move significantly higher in 2014. My recommendation is to lock.

MORTGAGE RATES RECOVER AFTER JOBS REPORT

MORTGAGE RATES RECOVER AFTER JOBS REPORT

August 4th, 2014

Mortgage Rates were extremely volatile last week with a lot of movement in the Mortgage Backed Security Market.

On Wednesday – mortgage interest rate pricing shot up sharply with GDP data coming in higher than expected. The MBS market ended the day trading down – 68 bps. Friday, was the important July jobs report. If non farm payroll jobs increased more than expected – we could have seen a significant move higher in interest rates. Luckily, the data came back slightly lower than expected. Market analysts expected non farm payroll jobs to increase over 233,000. The numbers came back at 209,000. The MBS closed Friday + 42 bps, recovering much of the losses from earlier in the week.

On the week, the MBS market closed -12 bps.

In the end – interest rate pricing is very similar to where we started the week. 30 year fixed mortgage rates are starting at 4.125% and 15 year fixed mortgage rates are starting at 3.25%. Interest rates have remained in a tight range for most of 2014 – and I expect that to continue this week with some possible rate improvement. We dodged a bullet with the Friday jobs report – that could have been the event that finally pushed rates higher than their current levels.

TODAY’S MORTGAGE INTEREST RATES – 30 YEAR FIXED BACK TO 4.125%

TODAY’S MORTGAGE INTEREST RATES – 30 YEAR FIXED BACK TO 4.125%

July 21st, 2014

Interest Rate pricing moved up on my rate sheets this week even though the MBS market closed + 2 bps. Every day the MBS market closed down except Thursday, when markets reacted to the reports of a civilian plane being shot down in the Ukraine.

As has been the case for much of the past year – interest rates are staying in the same range and I expect that to continue for now. I don’t see the events in Ukraine and the Gaza strip having a huge effect on interest rates unless a conflict erupts with Russia or the Israel conflict brings in other countries from the region.

30 Year Fixed rates are now starting at 4.125% with 15 year fixed rates starting at 3.25%.

Next week many firms will be reporting their 2nd quarter earnings. June existing and new home sales reports will be released. After the dust settles, I see rates remaining in the same range at the end of next week.

INTEREST RATES HIT 1 MONTH LOWS / EXPECT VOLATILITY WEDNESDAY AND THURSDAY

July 1st, 2014

Interest rates improved last week after Monday with the Mortgage Backed Security (MBS) market closing up + 38 basis points.

We are still trading in a narrow range where the market usually doesn’t go above or below it’s moving average. When the bond market does pass a certain range – that is when you can see a lot of movement in interest rates. Until then, the rate range is somewhat secure with rates staying within a .125% window.

The end of this week will likely be very volatile with a smaller amount of traders due to early vacations. On Wednesday the ADP Private Payroll will be released, and on Thursday – the most important statistic in the US economy – the Non Farm Payroll report will be released. These reports usually create a lot of market movement anyways. When you add in a small amount of traders – the market could move quickly in a very short period of time.

I would recommend locking before Thursday to be safe.

RATES MOVE SLIGHTLY HIGHER / 30 YEAR FIXED STILL AT 4.125%

RATES MOVE SLIGHTLY HIGHER   /    30 YEAR FIXED STILL AT 4.125%

June 16th, 2014

Interest rates moved higher over the past 2 weeks with the MBS market closing -55 bps the week before last, and -13 bps last week.
The rate market has gained some ground over the past 4 days though, pulling 30 year fixed rates back into 4.125% territory after being at 4.25% for the majority of the past 2 weeks.

Interest rates are still benefiting from the continued concern of military action across the globe – especially with Iraq heating up.

This week the FED meets with a statement on Wednesday. The market expects the FED to lower their bond purchasing by another 10 billion. This is par for the course due to their last few meetings and is priced into the market already. The FED will also release their quarterly forecast for inflation and GDP.

Overall, interest rates are staying relatively stable and I don’t see any major changes to interest rate pricing this week.

30 YEAR FIXED REMAIN AT 4.125% – BIG EVENTS ON THURSDAY AND FRIDAY COULD CHANGE RATE DIRECTION

June 3th, 2014

Mortgage rate pricing hit their best levels in close to 12 months on Wednesday of last week. The Mortgage Backed Security Market (MBS) market started last week off trading up +43 bps – continuing the rate improvement we have seen for much of the past 4 weeks.

On Thursday the market shifted, resulting in negative trading on Thursday, Monday, and so far Tuesday. Even so, interest rates are still excellent, hovering around their lowest levels in 11 months.

This is a huge week for interest rates with a ton of manufacturing and payroll data being released. The 2 most important events are on Thursday and Friday.

– The MBS market expects the European Central Bank to announce higher bond purchasing (quantitative easing) on Thursday. When the market expects something – the event is already factored into the pricing. If the European Central Bank does not announce more bond purchasing, expect a quick market reversal.

– On Friday – the important May employment report is released. The last couple reports have affected mortgage pricing more by revisions to prior months numbers than the month being reported on. The employment report almost always has a large affect on mortgage rate pricing, and usually shapes what will happen in the rate market for the next month.

I’m still in the camp that locking makes more sense right now, especially with rate pricing moving higher over the past 4 days.

INTEREST RATES CONTINUE TO IMPROVE – 30 YEAR FIXED DOWN TO 4.125%

INTEREST RATES CONTINUE TO IMPROVE – 30 YEAR FIXED DOWN TO 4.125%

May 27th, 2014

Mortgage interest rates continue to slowly improve – currently at their lowest levels in 11 months.

The Mortgage Backed Security market closed Monday, May 27th, trading up + 15 bps. The MBS market closed up + 30 bps last week, and up + 40 bps the week before.
There are a few main reasons that interest rates are continuing to show improvement.

The Ukraine situation is still volatile and military conflict is a possibility. Investors seek safety through US treasuries and Mortgage Backed Securities which helps improve interest rates.

Some experts believe that the stock market is trading much higher than it should based upon the actual performance of the companies. Some hold the view that a large correction could be in the future, which increases investment into US treasuries and MBS.

Lastly, it is expected that the European Central Bank will add another stimulus next week – which like the US’s Quantitative Easing – is a positive for mortgage interest rates.

All of these situations are helping rates move lower, but most experts don’t believe rates will go much lower than they are right now. The market hasn’t allowed 30 year fixed rates to drop back into the 3%’s since they rapidly moved up 12 months ago when the FED said they would likely taper their stimulus package.

So we are in high risk, low reward situation. Rates may go a little bit lower, but it’s very unlikely they will drop below 4%. Most experts believe rates are going to move higher – the question is when it will happen. With rates being at their lowest levels in 11 months, I lean towards the safe side and recommend locking.

Last week, I missed my first weekly update in quite a few years. My wife Sarah and I welcomed our 2nd child into the world – Dylan Rose Green. She was born at 12:20 AM on May 19th. She is healthy and we are truly blessed to have 2 great kids.
