Rates Move Up Slightly from Prior Weeks 5 Month Lows

As is normal with interest rates, once rate pricing moves one way for an extended period of time, we will see a correction back. Rates hit 5 month lows on Friday October 2nd, but since then have steadily moved a little higher almost every day. The Mortgage Backed Security market closed 4 of the 5 days last week down, closing the week trading down – 34 bps.

Interest rate pricing is still very good, but is about .5 pts higher in pricing at the same rate then the prior week.

Not a ton of new data out this week so I expect interest rates to remain relatively stable barring an unforeseen event.

TRID mortgage regulations are now in place. Gone are the GFE and the HUD and now we have the Loan Estimate and Closing Disclosure. The new documents are meant to make it easier for a borrower to understand their loan. Borrowers now also have a 3 day period to review loan documents before they are legally allowed to sign.

Interest rates went up slightly last week with the Mortgage Backed Security (MBS) market closing the week down – 28 bps.

30 year fixed rates are now available at 3.875% paying .89 points (4.05% APR), and 4.125% paying 0 points (4.14% APR). 15 year fixed rates are now available at 3.125% paying .51 point (3.22% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The major news this week will still be the Federal Open Market Committee’s (FOMC) statement at 2 pm on Thursday, September 17th 2015. In a recent poll, 46% of Wall Street economists are predicting the FED to raise the Federal Funds rate. I still don’t think they will but the uncertainty of when they will is certainly taking a toll on the market.

Rates Improve after Employment report , The Return of the No Appraisal Refinance

RATES IMPROVE AFTER EMPLOYMENT REPORT

Interest rates improved to 1.5 week lows after October’s employment report was released on Friday. Non Farm Payroll jobs increased 214,000 in October but were lower than expectations of 235,000 plus. The Mortgage Backed Security (MBS) market closed up + 46 bps on Friday alone – taking back the losses from earlier in the week and closing the week positive + 25 bps.

On Monday the bond market pulled back taking some of the gains from Friday – closing down -31 bps on the Day. The bond Market is closed for Veterans day. Thank you to all the Veterans out there that have served our country.

Interest rates are very similar to where they started last week. Retail sales will be the biggest report of the week on Friday.

THE RETURN OF THE NO APPRAISAL REFINANCE

With Fannie Mae’s new version of their underwriting system DU – mortgage bankers and their clients are seeing a welcome change in the return of the PIW

PIW stands for Property Inspection Waiver.

When running a Fannie Mae Approval – sometimes Fannie Mae’s system grants a PIW which allows us to complete the loan without getting an actual appraisal.  These No appraisal refinances are not for upside down homes, lower credit borrowers, cash out loans, etc.  They are typically granted when there is a decent amount of equity based on average prices in the area and they are usually granted for higher credit score borrowers.

The purpose is to allow someone that has equity and great credit to get a loan without having to physically get an appraisal. 

This is a welcome return – as it allows well qualified customers to complete a refinance without an out pocket expense and we can usually close the loan very quickly.

Since rates hit their lowest levels since June of 2013 two to three weeks ago, interest rates have slowly drifted higher. The Mortgage Backed Security market (MBS) closed last week trading down -17 bps, and the previous week down – 15 bps. This is a common reaction when rates go quickly one way, there is usually a pull back the other way.  Even with the rise in rates, interest rates are still lower than they have been for a long time before the recent drop.

On Friday, Japan announced a large increase in their quantitative easing program – equivalent to over 720 billion in US dollars. This caused stocks to rise, but the MBS market, which normally would be hit hard by this news, only closed down – 6 bps. This shows that the current level of mortgage interest rates is quite strong. 

Interest rates will be tested again this week. On Thursday, The European Central Bank will release a policy statement. On Friday – the US employment report will be released for October.  If you are looking for safety, I would lock rates before Thursday.

Interest rates continued to gradually move slower last week. The Mortgage Backed Security (MBS) market finished the week trading up + 45 bps – pushing interest rates in line with their lowest levels in a month.

On Friday, the September employment report was released. Job creation beat all expectations but the good news was interest rates stayed firm and the MBS market only closed down – 9 bps. This is an interesting development, as typically a strong labor report results in interest rates moving higher in a hurry.

The MBS market is also doing well this week, closing Monday up + 19 bps.  Right now we are hitting a level of resistance in the bond market where over the past year – rates haven’t moved much lower than. This trading will likely continue unless a major event propels the bond market lower.

There is not a lot of economic data coming out this week – so interest rates should remain relatively stable for the rest of the week. 30 year fixed are currently at 4.125% paying .125 pts, and 15 year fixed are currently at 3.125% paying 1 point.

Mortgage Rates were extremely volatile last week with a lot of movement in the Mortgage Backed Security Market.

On Wednesday – mortgage interest rate pricing shot up sharply with GDP data coming in higher than expected. The MBS market ended the day trading down – 68 bps. Friday, was the important July jobs report. If non farm payroll jobs increased more than expected – we could have seen a significant move higher in interest rates. Luckily, the data came back slightly lower than expected. Market analysts expected non farm payroll jobs to increase over 233,000. The numbers came back at 209,000. The MBS closed Friday + 42 bps, recovering much of the losses from earlier in the week.

On the week, the MBS market closed -12 bps.

In the end – interest rate pricing is very similar to where we started the week. 30 year fixed mortgage rates are starting at 4.125% and 15 year fixed mortgage rates are starting at 3.25%. Interest rates have remained in a tight range for most of 2014 – and I expect that to continue this week with some possible rate improvement. We dodged a bullet with the Friday jobs report – that could have been the event that finally pushed rates higher than their current levels.

Interest Rate pricing moved up on my rate sheets this week even though the MBS market closed + 2 bps. Every day the MBS market closed down except Thursday, when markets reacted to the reports of a civilian plane being shot down in the Ukraine.

As has been the case for much of the past year – interest rates are staying in the same range and I expect that to continue for now. I don’t see the events in Ukraine and the Gaza strip having a huge effect on interest rates unless a conflict erupts with Russia or the Israel conflict brings in other countries from the region.

30 Year Fixed rates are now starting at 4.125% with 15 year fixed rates starting at 3.25%.

Next week many firms will be reporting their 2nd quarter earnings. June existing and new home sales reports will be released. After the dust settles, I see rates remaining in the same range at the end of next week.

Mortgage rate pricing hit their best levels in close to 12 months on Wednesday of last week. The Mortgage Backed Security Market (MBS) market started last week off trading up +43 bps – continuing the rate improvement we have seen for much of the past 4 weeks.

On Thursday the market shifted, resulting in negative trading on Thursday, Monday, and so far Tuesday. Even so, interest rates are still excellent, hovering around their lowest levels in 11 months.

This is a huge week for interest rates with a ton of manufacturing and payroll data being released. The 2 most important events are on Thursday and Friday.

– The MBS market expects the European Central Bank to announce higher bond purchasing (quantitative easing) on Thursday. When the market expects something – the event is already factored into the pricing. If the European Central Bank does not announce more bond purchasing, expect a quick market reversal.

– On Friday – the important May employment report is released. The last couple reports have affected mortgage pricing more by revisions to prior months numbers than the month being reported on. The employment report almost always has a large affect on mortgage rate pricing, and usually shapes what will happen in the rate market for the next month.

INTEREST RATES CONTINUE TO IMPROVE – 30 YEAR FIXED DOWN TO 4.125%

Mortgage interest rates continue to slowly improve – currently at their lowest levels in 11 months.

The Mortgage Backed Security market closed Monday, May 27th, trading up + 15 bps. The MBS market closed up + 30 bps last week, and up + 40 bps the week before.
There are a few main reasons that interest rates are continuing to show improvement.

The Ukraine situation is still volatile and military conflict is a possibility. Investors seek safety through US treasuries and Mortgage Backed Securities which helps improve interest rates.

Some experts believe that the stock market is trading much higher than it should based upon the actual performance of the companies. Some hold the view that a large correction could be in the future, which increases investment into US treasuries and MBS.

Lastly, it is expected that the European Central Bank will add another stimulus next week – which like the US’s Quantitative Easing – is a positive for mortgage interest rates.

All of these situations are helping rates move lower, but most experts don’t believe rates will go much lower than they are right now. The market hasn’t allowed 30 year fixed rates to drop back into the 3%’s since they rapidly moved up 12 months ago when the FED said they would likely taper their stimulus package.

So we are in high risk, low reward situation. Rates may go a little bit lower, but it’s very unlikely they will drop below 4%. Most experts believe rates are going to move higher – the question is when it will happen. With rates being at their lowest levels in 11 months, I lean towards the safe side and recommend locking.

Last week, I missed my first weekly update in quite a few years. My wife Sarah and I welcomed our 2nd child into the world – Dylan Rose Green. She was born at 12:20 AM on May 19th. She is healthy and we are truly blessed to have 2 great kids.

Interest rates improved or stayed the same every day last week. The Mortgage Backed Security (MBS) market closed the week trading up + 58 bps.

The primary reason for interest rate improvement is renewed concerns regarding Ukraine/Russia and a slumping stock market. The week before last, rates went up due to reports of a peace agreement between Ukraine and Russia. Last week, the exact opposite happened. It’s fair to say that continued developments in the Ukraine/Russia conflict are having a major effect on interest rate pricing and will likely continue to do so until the conflict is over.

This week, the FED will be releasing a statement on Wednesday after their meetings. It is expected that the FED will taper their bond purchasing program another 10 billion at the meeting.

Because of further tapering, I think that interest rates will trend higher after Wednesday this week unless there is a major breakthrough in peace talks between Russia and Ukraine.
