After some improvement in mortgage rates after the FED announcement, rates have begun to trend up.

The Mortgage Backed Security (MBS) market closed last week down – 24 bps and is trading down -18 bps this week.

Currently interest rate pricing is close to the highest levels since July of 2015 and most analysts believe mortgage interest rates will rise in 2016.

As is normal with interest rates, once rate pricing moves one way for an extended period of time, we will see a correction back. Rates hit 5 month lows on Friday October 2nd, but since then have steadily moved a little higher almost every day. The Mortgage Backed Security market closed 4 of the 5 days last week down, closing the week trading down – 34 bps.

Interest rate pricing is still very good, but is about .5 pts higher in pricing at the same rate then the prior week.

Not a ton of new data out this week so I expect interest rates to remain relatively stable barring an unforeseen event.

TRID mortgage regulations are now in place. Gone are the GFE and the HUD and now we have the Loan Estimate and Closing Disclosure. The new documents are meant to make it easier for a borrower to understand their loan. Borrowers now also have a 3 day period to review loan documents before they are legally allowed to sign.

Interest rates had a great week last week with the Mortgage Backed Security (MBS) market closing up every single day and closing the week up + 81 bps. With the improvement, interest rates are at their lowest levels in 5 months.

The week was highlighted by the September Non Farm Payroll report which came in well below expectations. Market analysts predicted job creation of 203k, but numbers were much lower at 142k. Job numbers were also adjusted down in July and August. Great news for interest rates, not great news for the economy.

On Monday, the TRID regulations finally go into effect which will affect the mortgage process with all lenders in the country. The main change is that the GFE and HUD settlement statement will be replaced by a different form highlighting rate, payment and costs. The new regulations also give a borrower 3 days to review the closing docs before signing. This will make the loan process a bit longer, but overall I feel the changes are good for the industry.

Interest rates improved significantly on Thursday and Friday after the Federal Open Market Committee (FOMC) announced they would not raise the Federal Funds Rate. The Mortgage Backed Security (MBS) market closed Thursday/Friday trading up +83 bps, and the week up +47 bps. Perhaps more important, the FEDs comments on the fragility of the economy lead some in the market to believe that the Federal Funds Rate could stay at 0% for some time.

30 year fixed rates are now available at 3.875% paying .79 points (4.03% APR), and 3.99% paying 0 points (4.05% APR). 15 year fixed rates are now available at 2.99% paying 1 point (3.19% APR), and 3.25% paying 0 points (3.28% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

Interest rates are improving today – as of 12 pm Pacific – the Mortgage Backed Security (MBS) market is trading up + 35 bps.

This is welcome news after interest rates went higher 4 of 5 days last week. The MBS market closed down – 67 bps last week. The week was capped by a stronger than expected November employment report where non-farm payroll job creation rose 321,000 compared to estimates of 230,000.

Most US economic reports have been positive recently – but rates have held up remarkably well due to economic weakness in other parts of the world. Although the FED’s Quantitative Easing program is coming to an end, many expect the European Central Bank (ECB) to initiate an asset purchase program which would be beneficial for interest rates.

Mortgage interest rate pricing is a fickle market to follow. Last week, mortgage interest rate pricing had moved higher – pushing mortgage interest rates to some of their highest levels in close to 4 months. The rates pricing wasn’t that much higher, but since interest rate pricing has stayed in a narrow range for most of 2014 – it was some of the highest pricing we have seen in a while.

On Wednesday, the FOMC statement came and went with no real surprise news. The FED will continue to tighten their monetary policy and will eventually raise the Federal Funds rate – but without an exact date mentioned.

Because many expected an announced date to raise the Federal Funds rate, interest rate pricing has gradually improved since Wednesday. In fact, interest rates have improved 4 days straight going into Wednesday and are at their lowest levels in 2 weeks.

30 Year Fixed rates have moved to a level where 4.125% is only costing a portion of a point. All the other Conforming, FHA and VA pricing options have improved as well. Now could be a good time to lock in as rates will usually rebound the other way after multiple day improvement.

Last week had 2 important events for interest rates.

On Thursday – the ECB announced a less than expected plan and no specifics to deal with the European Union’s problems. Mortgage backed securities sold off – and rates rose.

On Friday – the August employment report was released and non farm job creation fell well below expectations. The market estimated 225k in job growth, but the report revealed only 143k new jobs. The problem is August is notoriously bad and hard to gauge correct job creation with the amount of seasonal employment in the month. The MBS market initially went way up, but then came back to close to even with the realization that these numbers will most likely be adjusted higher with most other economic reports showing improvement.

MBS ended the week trading down – 35 bps – pushing interest rate pricing a bit higher. 30 year fixed rates are now at 4.125% paying less than a point. Most other products didn’t change much on the rate, but the closing costs are higher for each rate.

I still believe there is not much to gain by floating a rate, and locking is the better option.

Mortgage rates moved sideways last week even though the MBS market closed the week trading up + 22 bps. Markets hit their highs on Thursday with geopolitical concerns causing investors to seek safety in treasuries and bonds.

On Friday – after trading higher for much of the day – Mortgage Backed Securities closed sharply lower after Russia ended military drills on the Ukraine border and speculation that the conflict in this region was deescalating.

Mortgage interest rates are artificially lower than they should be due to military conflicts around the world.

I hope everyone had a nice Valentine’s day and the day off for President’s day.

After steadily improving for most of 2014, mortgage interest rates finally moved higher last week. The Mortgage Backed Security (MBS) market finished the week trading down -54 basis points, pushing 30 year fixed conforming rates to 4.375% costing .83 points at the end of the day on February 14th, 2014. 15 Year Fixed conforming rates did not move as much, but finished Friday at 3.375% costing .7 points.

Janet Yellen’s (the new FED Cheif) testimony last week made it very clear the FEDs outlook on the economy and Quantitative Easing moving forward. Yellen was enthusiastic about increased growth in the US economy in 2014, and mentioned that the slower growth in 2014 thus far could be a factor of the bad weather that has hurt the economy on the East coast – where a large share of the economy lives and works.

She also stated that the FED would continue to taper the stimulus QE3 and that they should be out of the market completely by the end of 2014. This is big news and likely means the FED will taper at every meeting this year until there is no more to taper. With the FED getting out of the mortgage business – the long term interest rate outlook remains one of increasing interest rates. Remember, the FED getting into the MBS market pushed rates to their historically low levels 3 years ago. With the FED getting out of the MBS market, interest rates should continue to go up.

Interest rate pricing was all over the place last week.  On Monday, interest rates hit their lowest levels in about 3 months.  Interest rates went higher the rest of the week until the January employment report was released on Friday.  For the third month straight, job creation was lower than forecasts.  This would normally cause a big movement for better interest rates but the improvement wasn’t as much as expected.

Overall on the week, the Mortgage Backed Security market traded lower – 6 bps.  When the dust settled, interest rate pricing remained in a narrow range and mortgage interest rates are basically where they were at the beginning of last Monday.

In 2014, interest rates have fallen at some of the fastest levels in the past 2 years.  The main reason is usually interest rate pricing fluctuates more going up and down, but interest rates have improved for 5 week straight weeks before last week. 

There is some concern that the lower trend has come to an end with the market not moving as much as expected with a poor employment report.  It’s tough to call right now, but I see interest rates remaining fairly stable for the time being.  There is still a limit to how much interest rates can really improve with the FED tapering.  The interest rates in the low 3%’s won’t be back, but you could see interest rates going a little bit lower than today’s levels.   

This week Janet Yellen will make her first testimony to Congress.  Not much new information is expected to be deemed from this testimony, but it will be her first time before Congress as the new FED Cheif.
