MORTGAGE RATES RECOVER AFTER JOBS REPORT

Mortgage Rates were extremely volatile last week with a lot of movement in the Mortgage Backed Security Market.

On Wednesday – mortgage interest rate pricing shot up sharply with GDP data coming in higher than expected. The MBS market ended the day trading down – 68 bps. Friday, was the important July jobs report. If non farm payroll jobs increased more than expected – we could have seen a significant move higher in interest rates. Luckily, the data came back slightly lower than expected. Market analysts expected non farm payroll jobs to increase over 233,000. The numbers came back at 209,000. The MBS closed Friday + 42 bps, recovering much of the losses from earlier in the week.

On the week, the MBS market closed -12 bps.

In the end – interest rate pricing is very similar to where we started the week. 30 year fixed mortgage rates are starting at 4.125% and 15 year fixed mortgage rates are starting at 3.25%. Interest rates have remained in a tight range for most of 2014 – and I expect that to continue this week with some possible rate improvement. We dodged a bullet with the Friday jobs report – that could have been the event that finally pushed rates higher than their current levels.

Interest Rate pricing moved up on my rate sheets this week even though the MBS market closed + 2 bps. Every day the MBS market closed down except Thursday, when markets reacted to the reports of a civilian plane being shot down in the Ukraine.

As has been the case for much of the past year – interest rates are staying in the same range and I expect that to continue for now. I don’t see the events in Ukraine and the Gaza strip having a huge effect on interest rates unless a conflict erupts with Russia or the Israel conflict brings in other countries from the region.

30 Year Fixed rates are now starting at 4.125% with 15 year fixed rates starting at 3.25%.

Next week many firms will be reporting their 2nd quarter earnings. June existing and new home sales reports will be released. After the dust settles, I see rates remaining in the same range at the end of next week.

Mortgage interest rates continue to slowly improve – currently at their lowest levels in 11 months.

The Mortgage Backed Security market closed Monday, May 27th, trading up + 15 bps. The MBS market closed up + 30 bps last week, and up + 40 bps the week before.
There are a few main reasons that interest rates are continuing to show improvement.

The Ukraine situation is still volatile and military conflict is a possibility. Investors seek safety through US treasuries and Mortgage Backed Securities which helps improve interest rates.

Some experts believe that the stock market is trading much higher than it should based upon the actual performance of the companies. Some hold the view that a large correction could be in the future, which increases investment into US treasuries and MBS.

Lastly, it is expected that the European Central Bank will add another stimulus next week – which like the US’s Quantitative Easing – is a positive for mortgage interest rates.

All of these situations are helping rates move lower, but most experts don’t believe rates will go much lower than they are right now. The market hasn’t allowed 30 year fixed rates to drop back into the 3%’s since they rapidly moved up 12 months ago when the FED said they would likely taper their stimulus package.

So we are in high risk, low reward situation. Rates may go a little bit lower, but it’s very unlikely they will drop below 4%. Most experts believe rates are going to move higher – the question is when it will happen. With rates being at their lowest levels in 11 months, I lean towards the safe side and recommend locking.

Last week, I missed my first weekly update in quite a few years. My wife Sarah and I welcomed our 2nd child into the world – Dylan Rose Green. She was born at 12:20 AM on May 19th. She is healthy and we are truly blessed to have 2 great kids.

Interest rates improved to their lowest levels in 6 months last week.

The Mortgage Backed Security market (MBS) remained hot, closing the week trading up + 47 basis points.

There were multiple events last week that would normally lead to higher interest rates, but the headlines in Ukraine are causing foreign investors to increase demand for US bonds, thus pushing down interest rates.

The FED tapered yet again on Wednesday, and most economic reports were very positive.

I expect some retractment in the bond market this week after 2 weeks of solid gains. I would recommend locking interest rates and taking advantage of the recent interest rate improvement.

Interest rates continued their hot streak that started last week with the March employment report. Stocks continue to trade down which is helping drive money to the Bond market and the Mortgage Backed Security Market (MBS).

The MBS market has traded up 6 of the past 7 days and the one day that it didn’t trade up, it traded even.  The MBS market closed last week up + 47 bps.

Interest rates are now at their lowest levels in a month and close to their lowest levels of 2014.

30 year fixed rates at 4.25% are now available paying .32 points, and a 4.375% is available with 0 points. A well qualified customer can get a 15 year fixed rate at 3.25% for .81 points, and 3.5% with 0 points.

Monday could be very telling. Usually rates don’t move one way for too long. Interest rate pricing has improved for 6 straight days. We are bound to have a rebound day soon.

Last week interest rates improved with the Mortgage Backed Security (MBS) market closing + 55 bps.  Thursday was an especially good day when fears regarding Ukraine / Russia military action reached their peak.  On Thursday alone, the MBS market closed + 58 bps.

Since Thursday, rates have pulled back a bit higher with traders not as concerned with military action in Ukraine.  This is a situation to monitor closely, as traders will seek the security of the MBS and treasury markets should the Ukraine/Russia situation escalate into military action.

As of Monday evening – interest rates leveled to:

30 Year Fixed at 4.25% costing .51 pts,  4.375% costing 0 pts

15 Year Fixed at 3.25% costs .78 pts,   3.375% costing 0 pts

This pricing still includes my company’s March Rate Lock special which could end at any time.

The Federal Open Market Committee (FOMC) is meeting on March 18th and 19th -with a statement to be released on March 19th.  It is suspected that the FED will again taper their bond purchasing program by at least another 10 billion.  I strongly suggest locking before Wednesday , as I think the FED will taper again, and interest rates will move higher as a result.

Interest rate pricing was all over the place last week.  On Monday, interest rates hit their lowest levels in about 3 months.  Interest rates went higher the rest of the week until the January employment report was released on Friday.  For the third month straight, job creation was lower than forecasts.  This would normally cause a big movement for better interest rates but the improvement wasn’t as much as expected.

Overall on the week, the Mortgage Backed Security market traded lower – 6 bps.  When the dust settled, interest rate pricing remained in a narrow range and mortgage interest rates are basically where they were at the beginning of last Monday.

In 2014, interest rates have fallen at some of the fastest levels in the past 2 years.  The main reason is usually interest rate pricing fluctuates more going up and down, but interest rates have improved for 5 week straight weeks before last week. 

There is some concern that the lower trend has come to an end with the market not moving as much as expected with a poor employment report.  It’s tough to call right now, but I see interest rates remaining fairly stable for the time being.  There is still a limit to how much interest rates can really improve with the FED tapering.  The interest rates in the low 3%’s won’t be back, but you could see interest rates going a little bit lower than today’s levels.   

This week Janet Yellen will make her first testimony to Congress.  Not much new information is expected to be deemed from this testimony, but it will be her first time before Congress as the new FED Cheif.

Interest rates are on quite the hot streak with weakness in global equity markets causing investors to seek the safety of Mortgage Backed Securities. The DOW Jones is down over 5% on the year, and the MBS market has closed better each week in 2014.

Last week the MBS market closed + 39 bps on the week – improving rate pricing about .25 pts over the previous week.

The fascinating part of this recent rate down turn is the FED has continued to taper their stimulus and interest rates are still improving. On Wednesday, the FED announced another 10 million drop in asset purchasing and Janet Yellen officially took over for Ben Bernanke heading the FEDERAL RESERVE BOARD. The FED tapering is hurting the stock market, which in turn is helping interest rates. It appears the market did so much in 2013 to brace for the FED tapering, that when it actually happened, the increase in rates was already accounted for.

We now mark the 5th week in a row rates have improved. The improvement has been very gradual with no huge drop in rates in any week. I think we are bound to get a pull back soon, and I recommend taking these gains and locking in. Rates are at their lowest levels since November 20th.

This week is employment report week. The January jobs report will be released on Friday morning. The report typically causes a lot of rate volatility and shapes where interest rates will go over the next month. The December employment report was substantially below expectations which has helped interest rates so far in 2014.

Interest rates continued their hot streak ahead of the FED statement on Wednesday.  Mortgage interest rates pushed to new lows in 2014 with the stock markets having a big sell off and investors transferring money into safer investments.

This improvement in rates could be temporary depending on if the stock markets bounce back.  I would strongly recommend locking as these are the lowest rates I have seen in close to 2 months.

The Federal Open Market Committee (FOMC) will release a statement on Wednesday that will likely have a major impact on rate pricing.  Experts are still torn on whether the FED will keep current bond purchasing levels or reduce them another 10 million.     

If the FED reduces its bond purchasing again, expect to see rates bounce back higher.
