WEEKLY RATE – Interest Rates See Improvement / Conventional Loan Limits Rise

After a rough few weeks, we are finally seeing some interest rate improvement partially due to worries over oil prices.

The Mortgage Backed Security (MBS) market is trading up + 61 bps this week.

Not a huge improvement and I don’t expect much more, but anything is welcome after rates went up .5% in rapid fashion. 

We have a big week this week with the Unemployment report and US Non Farm Jobs report coming out on Friday.  December is also the month the FED will meet and decide on a possible rate change. 

Rates will likely continue to be very volatile with the new data coming out.

Conventional loan limits are being raised on December 2nd from $417,000 to $424,100.  This is the first change since 2006.  Some higher priced areas will continue to after high balance conventional loans above that.

Donald Trump winning the election on November 8th sent shock waves across the financial markets pushing interest rates about .375%-.5% higher than before the election.

Many sectors of the stock market are up and the Mortgage Backed Security (MBS) market has tanked since the election.  From Wednesday to Monday, the MBS market dropped an astonishing -230 bps.  That’s close to the largest short term fall I’ve ever seen in 3 business days.

The bond market dropping is pushing interest rates to the highest levels we’ve seen in some time.  I was expecting some correction in the market (which we did see some small improvement this Tuesday) but nothing major has happened and it may not, as much of this trading appears irrational thus hard to predict. 

I’ve never seen an election affect interest rates anywhere near this one as usually there isn’t much interest rate and bond market movement.  The market clearly didn’t expect Trump to win and his election victory is causing major movement that is typically already baked into the market once the election happens.

With this unpredictable market and the threat of the FED raising rates in December, it’s much safer to lock versus floating. 

On the bright side, well qualified borrowers can still get a rate in the 3%’s.  Things could be worse.

I’m really proud of our team this month closing over 4 million higher than my previous best month. We appreciate all of the people and companies that helped us get there. The yearly goal was 60 million. Then changed to 70, then changed to 75. We are at $62,475,780 for 2016. Just need to $12,524,211 in November and December to hit the yearly goal. WEEKLY RATE – Rates At 5 Month Highs, But Still Great

Interest rates are still great and historically low, but they are a bit higher than they have been over the past 5 months, post Brexit.  30 Year Fixed rates are still at 3.5% (3.66% APR) for a portion of a point.  The lowest they were this year were 3.25% with a portion of a point.

So definitely higher but still very low.

The Mortgage Backed Security Market (MBS) traded down – 43 bps last week, inching rate pricing higher.  This week they have improved slightly with the MBS trading up + 10 bps through Tuesday.

A few big reports are coming up this week.

The FED is making a statement tomorrow which will likely hint on if they will raise rates at their December meeting.  The ADP Private payroll will also be released tomorrow.  The week will be capped by the October US Non Farm Payroll Report on Friday.

I see little benefit in floating.  Rates won’t go much lower with the very likelihood that the FED will raise rates soon.
