WEEKLY RATE – Rates Sideways Before Employment Report on Friday

Interest rate pricing has been mostly sideways over the past 2 weeks with rates fluctuating slightly up and then slightly back down.
Not a ton of movement when they do go up or down and then usually a correction the next day.
30 Year Fixed rate options have stayed in the 3.75% – 3.875% range over the past few weeks.
Volatility is likely to increase moving forward this week with the FED Chief speaking on Tuesday March 29th, and the US Non Farm Payroll report coming out on Friday.

WEEKLY RATE – Rates Improve Last Week with Fed Comments

Interest rate pricing moderately improved last week bolstered by comments from the FED.
The Mortgage Backed Security (MBS) market closed last week up + 59 bps. This has kept interest rate pricing in the 3.75%-3.875% range.
The FED stated last week that they anticipated the Federal Funds rate to move to about .8% by the end of 2016 versus an initial projection of 1.4%.
Even with the improvement, rate pricing hasn’t been able to go back to 3.625% without significant costs. I don’t see much reward in floating a rate.

Rates Improve Last Week with FED Comments
WEEKLY RATE – Rates Slowly Rising as the Stock Market Rebounds

Interest rate pricing has been slowly rising.
The stock market had one of it’s worst starts to a year ever in 2016. This pushes investors into safer bonds and mortgage backed securities which improves interest rate pricing.
This pushed rates to about 3 year lows in mid February.
Since then, the stock market has slowly started to improve and interest rate pricing is rising as a result.
Interest rate pricing is still just above 3 year lows and now is still a good time to lock. With that being said, rate pricing is definitely trending up at the moment.

Last couple of weeks have been up and down with interest rates see-sawing but consistently remaining right around their recent lows.
The Mortgage Backed Security (MBS) market closed last week down -16 bps, but traded up + 18 bps on Monday.
Overall, interest rates are remaining right near their lowest levels in the past 3 years. Great time to lock in a great rate near historic lows.
This Friday is the Non Farm Payroll report which typically has the largest impact on where rate pricing will head over the next month. Expect some volatility this week.
