WEEKLY RATE – Interest Rates Slightly Improve after FED announcement

The stock and oil markets have shown a ton of volatility over the past 2 weeks, but rates have remained relatively stable – improving slightly over that period of time.

Last week the Mortgage Backed Security (MBS) market finished trading slightly down -4 bps.  So far this week, the MBS market has made some nice gains trading up +34 bps through Wednesday.

The FED statement came out on Wednesday and they will not raise the Federal Funds rates right now.  They site positive labor growth, but economic growth has slowed.  The FED anticipated they would raise the funds rate 4 times in 2016, but that no longer seems realistic with the unrest in the markets.  Most experts don’t believe the FED will raise the Funds rate at their March meeting either. 

With the stock and oil markets showing some signs of improvement, now is a good time to lock.  Rates are sitting at or near 7 month lows and I don’t see a ton of improvement from where they are now.

Interest rates continued to improve last week with the shakiness in the stock and oil markets, and investors seeking safety in bonds and treasuries.  The Mortgage Backed Security (MBS) market closed last week + 46 bps, pushing rate pricing to close to the lowest levels we’ve seen in 6-7 months. 

With the recent rate improvement and concerns over the global economy, there could be another refinance boom coming as borrowers look to take advantage of the lower rates before they go up for good.

Interest rates have continued their recent improvement with investors flocking to safe investments like treasuries and mortgage backed securities due a falling stock market and falling oil prices.

On Friday, The US Non Farm Payroll report was released and blew away all estimates with 292,000 jobs created with prior projections expecting 200,000 jobs created.

This would normally cause interest rates to rise but recently there has been some disconnection between interest rates and economic date. 

The Mortgage Backed Security (MBS) market closed last week up + 65 bps last week and is trading up + 29 bps this week.  This improvement has pushed rates to their lowest levels in over 2 months.
