WEEKLY RATE – Interest Rates Trending Up Going into 2016

After some improvement in mortgage rates after the FED announcement, rates have begun to trend up.

The Mortgage Backed Security (MBS) market closed last week down – 24 bps and is trading down -18 bps this week.

Currently interest rate pricing is close to the highest levels since July of 2015 and most analysts believe mortgage interest rates will rise in 2016.

The FED finally did it. After years of talking about it the FED raised the Federal Funds rate to .5% on Wednesday. In the days leading up to the announcement , mortgage interest rate pricing spiked in anticipation of them raising the rate. Then once the announcement happened, interest rate pricing improved the end of the day on Wednesday up through today – Monday December 21st.

Overall, the Mortgage Backed Security (MBS) market ended the week closing down -29 bps but rallied up + 40 bps on Thursday and Friday.

The FED declared that their goal is to raise the Federal Funds rate to 1.4% by the end of 2016.

It’s getting to be Christmas time when a lot of traders go on vacation. When there are less traders, the market can be very volatile as a larger pool of traders typically balances out the market more.

Last week, interest rates improved 4 of the 5 days with the Mortgage Backed Security (MBS) market closing the week up + 49 bps. Unfortunately, the market lost all steam on Monday with the MBS market closing down -48 bps.
Everything now comes down to the FED’s policy announcement on Wednesday at 2 pm Eastern.

Most market analysts predict this is when the FED will finally raise the Federal Funds Rate after a year of talking about it.

I’m recommending to lock before Wednesday to avoid the uncertainty that comes with the Fed statement.

Last week was a heck of a rollercoaster ride for interest rate pricing.

The week started encouraging with the Mortgage Backed Security (MBS) market trading up +49 bps on Monday and Tuesday. Wednesday and Thursday marked the biggest 2 day rate increase in over 2 years with the MBS market trading down -84 bps.

Then Friday came with the Non Farm Payroll report. Job creation of 211,000 beat the estimates of 196,000 jobs. This would typically cause rates to increase but they actually improved on Friday – indicating that the market was oversold on Thursday.

The week only closed down – 10 bps and after that rollercoaster – interest rates are about the same as they started last week at.

Lots of volatility before the FED statement next week. I’m still recommending locking before the statement to likely increase the Federal Funds Rate.
