Interest rates have slowly improved this week and last week.

The Mortgage Backed Security (MBS) market closed last week + 12 bps and closed + 9 bps before Thanksgiving. Not a ton of improvement but every little bit helps.

Interest rates have been moving higher for close to a month straight. Finally, we received some modest improvement at the end of last week and so far this week. Interest rates have not moved higher for 4 days straight which is a step in the right direction.

The Mortgage Backed Security (MBS) market closed down – 12 bps last week even with the improvement at the end of the week.
We could continue to see small improvements in interest rate pricing as the market is correcting some of the sell off in previous weeks. That being said, the long term trend will likely continue to be for a rise in interest rates.

We are officially in a rising interest rate environment with interest rates moving up for the 3rd straight week.

Last week, the October US Non Farm Payroll report estimated job creation at 271,000 jobs – substantially higher than the market prediction of about 180,000 jobs. This caused another sell off in the Mortgage Backed Security (MBS) market closing down – 74 bps on the week.

Interest rates have moved up about .25% over the past 2 weeks and the market continues to remain bearish.

With the better than expected job creation, most now expect the FED’s FOMC to raise the Federal Funds rate at their December meeting.

I’m recommending to all my clients to lock rate pricing to prevent further losses.

Rates Move Higher After FED Doesn’t Raise Federal Funds Rate

Last week, the Federal Open Market Committee (FOMC) announced that they would not raise the Federal Funds rate. Although most experts predicted they would not raise the rate, the Mortgage Backed Security market had a sell off after the announcement, closing down – 74 bps on Wednesday and Thursday. This pushed rates about .125% higher than they were prior.

On the week the MBS market closed down – 36 bps.

The FOMC meets again in December and I personally think they will raise the Federal Funds rate at that time after a year of talking about it.

This week is employment week with the Non Farm Payroll report being released on Friday. If job creation is higher than predicted – interest rate pricing should get worse. If job creation is lower than predicted – interest rate pricing should improve.

Most experts I follow recommend locking with the risk of rates going higher outweighing the possibility of rates going lower.
