Interest Rates Continue Steady Improvement

Interest Rates continued their steady improvement last week with the stock market trading way down and investors putting their money in the safety of the bond market. The Mortgage Backed Security Market(MBS) traded up every day after Monday and concluded the week trading up + 35 bps last week.

30 year fixed rates are now available at 3.99% paying .63 points (4.11% APR), and 4.125% paying 0 points (4.15% APR). 15 year fixed rates are now available at 3.125% paying .86 points (3.29% APR), and 3.375% paying 0 points (3.39% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The FED is meeting this week and will release a statement on Wednesday. Most don’t expect the FED to increase the Federal Funds rate with this announcement. Next week brings the July Non Farms payroll report. If the stock market continues to falter we should see rates continue to steadily improve.

Interest rates improved last week after making a big jump up on Monday. The Mortgage Backed Security Market(MBS) traded up every day after Monday and concluded the week trading up + 22 bps.

30 year fixed rates are now available at 4.125% paying .17 points (4.16% APR), and 4.25% paying 0 points (4.28% APR). 15 year fixed rates are now available at 3.25% paying .59 points (3.36% APR), and 3.375% paying 0 points (3.39% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The name of the game is still Greece. Greece secured a bridge loan, paid their creditors and reopened their banks. At the same time, there is market skepticism that a long term solution will go through and get Germany’s blessing. So the progress yet skepticism is pulling the market both ways and is essentially cancelling each other out.

More and more comments by the FED lead the market to believe that the Federal Funds rate will be raised this Fall. Right now I see no benefit in floating and would recommend locking.

Interest rates hit their best levels in a month on Wednesday. The Mortgage Backed Security (MBS) market was trading way up for the week as investors were seeking security in US bonds due to unrest in Greece and China. When these concerns subsided some – the market pulled back finishing way down on Thursday and Friday. The MBS market closed the week trading up + 2 bps and rates are similar to where they were two weeks ago.
