Interest Rates Improve with FED statement

Interest rates improved last week and so far this week although each day has been an adventure.

Last week the Mortgage Backed Security (MBS) closed trading up + 32 bps – helping interest rates modestly improve for the week. That being said there were large trading movements so one day rates could be way up – the next day way down. There is a lot of volatility in the market right now.

This week the MBS market is trading up +31 bps. The market started off Wednesday down – but came back to even after the FED statement announcing no increase to the Federal Funds rate right now. That being said – it is clear the FED will likely raise rates in their September meeting as they would like to get to a targeted rate of .625% from their current 0% rate.

The situation in Europe with Greece likely to default on their debt and possibly leaving the EU is also something to watch closely as what ends up happening will have an effect on interest rate pricing.

30 year fixed rates are now available at 3.99% paying .75 points (4.14% APR), and 4.125% paying 0 points (4.15% APR). 15 year fixed rates are now available at 3.125% paying .96 points (3.31% APR), and 3.375% paying 0 points (3.4% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**
