Interest Rates Improve Last Week , Lose Gains on Monday

Interest rates improved to 3 week lows on Friday with the Mortgage Backed Security (MBS) market closing up + 68 bps on the week. Unfortunately all those gains were erased on Monday with the MBS market closing down – 59 bps on Monday and trading lower on Tuesday as well.

This is the theme of this volatile market – if you like a rate don’t wait to lock it. The pricing can change by thousands of dollars in one day.

Interest rates were improving due to investors fear of Greek debt default. Over the weekend, progress towards a new deal for Greece to pay back debt caused the MBS market to spike on Monday. May’s existing home sales also beat expectations up 5.1% versus an expected 4%. If a Greek deal gets done – rates will continue to rise. I would highly recommend locking in this market.

Interest Rates Improve with FED statement

Interest rates improved last week and so far this week although each day has been an adventure.

Last week the Mortgage Backed Security (MBS) closed trading up + 32 bps – helping interest rates modestly improve for the week. That being said there were large trading movements so one day rates could be way up – the next day way down. There is a lot of volatility in the market right now.

This week the MBS market is trading up +31 bps. The market started off Wednesday down – but came back to even after the FED statement announcing no increase to the Federal Funds rate right now. That being said – it is clear the FED will likely raise rates in their September meeting as they would like to get to a targeted rate of .625% from their current 0% rate.

The situation in Europe with Greece likely to default on their debt and possibly leaving the EU is also something to watch closely as what ends up happening will have an effect on interest rate pricing.

Last week was a BAD week for interest rates right from the beginning capped by a stronger than expected jobs report. The Mortgage Backed Security market closed down every day but Thursday, ending the week trading down -198 bps. This was the biggest market movement in over a year and pushed rates approximately .25% higher than the week before.

30 year fixed rates are now available at 3.99% paying 1 points (4.19% APR), and 4.25% paying 0 points (4.29% APR). 15 year fixed rates are now available at 3.25% paying .74 points (3.39% APR), and 3.5% paying 0 points (3.55% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

The market now seems less concerned about the Greek debt crisis that helped keep interest rates low. The positive economic reports, higher than expected job creation and the belief the FED will not raise their rates until 2015 are all contributing to interest rates moving higher.

Interest rates will likely continue to remain volatile and floating is very risky at this point. If you like the rate – lock it. We can always float it down if interest rates drop significantly after you lock.

Rates had a positive last week with the Mortgage Backed Security (MBS) trading up + 55 bps. Monday, the market took much of the gains back with the MBS market closing down – 33 bps.

This week there is a lot of market data to chew on plus May’s Non Farm Payroll job report on Friday. Most experts I pay attention to are neutral on whether to lock or float.
