Interest Rates Improve on Friday – FED announcement on Wednesday

Interest rates had a nice day on Friday after moving up the majority of the week before that. The Mortgage Backed Security (MBS) closed up + 35 bps on Friday, but still closed the week down -5 bps.

30 year fixed rates are now available at 3.625% paying .66 points (3.75% APR), and 3.75% paying 0 points (3.78% APR). 15 year fixed rates are now available at 2.875% paying .79 points (3.03% APR), and 3.125% paying 0 points (3.13% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

This week, the big news is the policy statement on Wednesday from the FED. The Federal Open Market Committee (FOMC) will meet Tuesday and Wednesday and then issue a statement on Wednesday. The statement should give a better outlook on the FED’s long term plans with the Federal Fund rate. This has the capability of being a big interest rate mover.

Interest rates hit 2 month lows after the March job report was released on Friday. Job creation was much lower than expected and the job creation figure was the biggest drop off in over a year from the previous month.

Overall on the week – the Mortgage Backed Security (MBS) market closed up + 73 bps, helping push rates to their lowest levels in 2 months. So far this week we have seen a small pullback with the MBS market closing down -16 bps.

After improving for two weeks straight, interest rates shot up in the middle of last week with the Mortgage Backed Security (MBS) market trading substantially lower on Wednesday and Thursday. This is a somewhat expected pull back when rates go one direction for an extended period of time. Luckily the MBS market has pulled back up, closing positive on Friday and Monday and Tuesday of this week. Overall, the MBS market closed down -18 bps last week and is currently trading up + 42 bps this week.

30 year fixed rates are now available at 3.625% paying .82 points (3.78% APR), and 3.75% paying 0 points (3.79% APR). 15 year fixed rates are now available at 2.875% paying .96 points (3.066% APR), and 3.125% paying 0 points (3.13% APR). **Priced with 740+ credit score, rate and term refinance at 75% LTV**

On the first Friday of every month, the non farm payroll report is released. This is the biggest market moving report of them all. I would recommend locking your loan before Friday as this report will typically make the market very volatile.
